Salary Range: $21.00 To $23.00 Hourly.
Acadia Gardens is a full‑time Assistant Manager position at Guardian’s three affordable apartment communities — Acadia Gardens, Terrace at Mount Scott, and Town Center Station. They have a combined unit count of 145 units.
Schedule:
32 hours per week;
Monday - Friday, 9:30 AM - 4:00 PM.
An Assistant Manager assists the Community Manager with day‑to‑day operation, administration of resident paperwork, property accounting, reports, and work orders. Supports enforcement of Guardian Management policies and procedures, and adherence to Fair Housing and Landlord‑Tenant laws. Coordinates with property staff and vendors to provide outstanding customer service, maintains curb appeal, provides timely and proactive maintenance, safeguards financial health and stability, ensures compliance with government and program requirements, and completes all required paperwork and reports on time.
The ideal candidate is a highly organized, professional, and communicative dynamic self‑starter who enjoys working with others in a fast‑paced office environment.
Qualifications- High school diploma or GED.
- At least one (1) year of experience in property management or a similar field.
- Excellent attention to detail and organizational skills.
- Strong mathematical skills.
- Strong customer service skills.
- Proficient in technology, internet, and general computer use; willingness to learn new programs.
- English language proficiency (read, write, speak).
- Effective verbal and written communication skills.
- Ability to complete company training within deadlines and attend additional training as required.
- Preferred:
At least one (1) year of experience in affordable property management. - Ownership or access to a reliable, insured vehicle and a valid driver’s license (if applicable).
- Always represent Guardian positively and professionally.
- Support the Community Manager’s efforts to meet and exceed property management obligations.
- Work in compliance with all local, state, and federal laws, including Fair Housing, Landlord‑Tenant, OSHA, etc.
- Collect, document, and process all revenue collections per lease obligations and Guardian’s accounts receivable policies.
- Ensure work follows affordable program requirements applicable to the property.
- Complete resident income certifications and recertifications in a timely, accurate manner.
- Process move‑in/move‑out paperwork with residents.
- Collect delinquent accounts per legal guidelines and coordinate with accounting for rent roll accuracy.
- Coordinate and administer day‑to‑day leasing activities such as touring potential residents, completing guest cards, maintaining and updating the waiting list, following up on applicants, reviewing lease clauses, preparing vacancy reports, and updating property traffic information in reports and databases.
- Identify leasing prospects and respond to routine leasing inquiries.
- Purchase goods, services, and supplies per the Community Manager’s direction; input invoices into Yardi Voyager.
- Coordinate repair and maintenance requests with Maintenance staff; inspect property and vacant apartments, and manage vendor schedules.
- Maintain confidentiality of resident, property, owner, and Guardian information.
- Record time worked accurately and adhere to time‑keeping guidelines.
- Liaise with corporate departments to provide a team approach.
- Maintain collaborative relationships between departments and coworkers.
- Continuously strive to improve work processes and results to better serve residents, ownership goals and company expectations.
- Perform other duties as assigned by the Community Manager or Regional Property Manager.
