Full‑Time Assistant Manager

Guardian has an opportunity for a Full‑Time Assistant Manager to join our team at Fuller Station. Fuller Station is a 100‑unit affordable (LIHTC) apartment community in Happy Valley, OR.

As an Assistant Manager, you will assist the Community Manager with day‑to‑day operation of the property, administration of resident paperwork, completion of property accounting, reports, and work orders. You will support the Community Manager in enforcing Guardian Management policies, procedures, and Fair Housing laws. Your responsibilities include coordinating with property staff and vendors to provide outstanding customer service to residents, maintaining curb appeal, proactive maintenance, safeguarding financial health, ensuring compliance with government and program requirements, and completing all paperwork and reports on time.

We are looking for a dynamic self‑starter who excels in a fast‑paced office environment, is highly organized, professional, and communicative. General knowledge of property management duties is required; experience in affordable housing is preferred.

Schedule: 40 hours per week;
Monday – Friday, 8:00 am – 5:00 pm.

Compensation: $25.00 / hr + bonus potential.

Qualification Requirements
  • High school diploma or GED.
  • At least one (1) year of experience in property management or a similar field.
  • Excellent attention to detail and organizational skills.
  • Strong mathematical skills.
  • Strong customer service skills.
  • Proficiency with technology and general computer use; willingness to learn new programs.
  • Ability to speak, read, and write in English.
  • Effective verbal and written communication.
  • Completion of company training within required deadlines and attendance of additional sessions as needed.
  • Preferred:
    At least one (1) year of experience in affordable property management.
  • Valid driver's license and reliable insured vehicle for business use (if required).
Essential Functions
  • Represent Guardian positively and professionally.
  • Support the Community Manager to meet property management obligations.
  • Comply with all local, state, and federal laws (Fair Housing, Landlord–Tenant Laws, OSHA, etc.).
  • Collect and document all revenues following lease obligations and Guardian’s accounts receivable policies.
  • Adhere to affordable program requirements applicable to the property.
  • Complete resident income certifications and recertifications accurately and timely.
  • Process move‑in/move‑out paperwork with residents.
  • Collect delinquent accounts, communicate with accounting to ensure accurate rent roll.
  • Coordinate day‑to‑day leasing activities under direction of the Community Manager (touring, guest cards, wait list, applicant follow‑up, tenant billing review, lease analysis, vacancy reports, property traffic updates in databases).
  • Identify leasing prospects and respond to routine leasing inquiries.
  • Purchase goods/services/supplies as directed and input invoices into Yardi Voyager.
  • Work with the Community Manager and maintenance staff to schedule repairs, inspect property and vacant units, and coordinate vendor work.
  • Maintain confidentiality of resident, property, owner, and Guardian information.
  • Accurately record time worked and adhere to time‑keeping guidelines daily.
  • Liaise with corporate departments to provide a team approach.
  • Establish collaborative relationships with departments and coworkers.
  • Pursue continuous improvement of work processes to meet resident needs and company expectations.
  • Perform other duties as assigned by the Community Manager or Regional Property Manager.
