Position Summary: Under general supervision, ensures an environment conducive to learning and working by operating, maintaining, troubleshooting and repairing digitally controlled Heating, Ventilating, Air Conditioning and Refrigeration (HVACR) equipment and systems. Independently perform maintenance, troubleshooting, repair and/or upgrading, and testing of all water and gas distribution and wastewater systems, equipment and fixtures, ensuring timely completion of work in accordance with accessibility, health, safety, plumbing codes and trade standards.

Ensure availability and proper maintenance of all tools and materials needed for accomplishing the job. Perform minor electrical maintenance; maintain, repair and replace electrical equipment systems related to building maintenance, interior and exterior lighting. Assist other Trades and semi-skilled workers with all phases of building maintenance including carpentry, painting and landscaping.

Essential Duties and Responsibilities
  • Maintain, troubleshoot, and repair HVACR and Energy Management System (EMS) with emphasis on chiller, boiler, heat pumps, and refrigeration equipment: calibrate controls and diagnose electrical malfunctions.
  • Perform routine maintenance on air handlers, heat exchangers, supply, return, and exhaust fans: lubricate, change belts and filters, align sheaves, check motors and belt tensions, clean coils. Perform major overhauls: disassemble and replace defective and worn parts, reassemble, test, and ensure proper operation. Fabricate parts no longer available.
  • Check and repair boilers and pumps: restart, troubleshoot, repair.
  • Recover, refill, or reclaim refrigerants in accordance with safe, environmentally appropriate and legal practices.
  • Maintain records of all inspections, maintenance, and repairs per Sisters School District and applicable regulations.
  • Maintain and transport tools and supplies safely and responsibly.
  • Respond to emergencies during and after hours to ensure safe and operational condition of equipment, buildings, and environment for quality instruction.
  • Meet with engineers and contractors to recommend designs, solutions, or equipment for new or replacement HVACR systems.
  • Identify and purchase required parts and supplies.
  • Perform snow removal, plowing, clearing roadways, and deicing walkways.
  • Install, repair, and replace plumbing pipes, valves, potable and non-potable water systems, drainage, waste, vents, basins, tubs, faucets, showers, grease traps, lavatories, sinks, traps, flushometers, urinals, drinking fountains, hydrants, water heaters, dishwashers, back flow devices, water pressure regulators, and other plumbing fixtures.
  • Repair and maintain plumbing by replacing defective washers or mending broken pipes.
  • Maintain and lubricate sewage equipment, using hand and power tools.
  • Maintain sewage lines, tanks, floats, pumps, and valves, using hand and power tools.
  • Assemble pipe sections, tubing and fittings using screws, bolts, solder, plastic solvent, and caulking.
  • Cut openings in structures to accommodate pipe and pipe fittings. Use measuring instruments to locate and mark pipe position for installation and passage holes.
  • Cut, thread, and bend pipe to required angle using pipe cutters, threading and bending machines.
  • Fill pipes or plumbing fixtures with water or air and observe pressure gauges to detect and locate leaks.
  • Perform asbestos removal and disposal at the maintenance level.
  • Perform other duties as assigned.
Knowledge,

Skills and Abilities
  • Knowledge of standard industry principles and practices used in the installation, maintenance and repair of HVACR, plumbing and electrical systems and equipment, along with hazards and safety practices common in the industry.
  • Knowledge of digital controls used in HVACR equipment operation, safety devices, parts sourcing, and maintenance of trade-specific materials, parts, and tools.
  • Knowledge of electricity, electrical circuits, and computer functions as they apply to HVACR.
  • Skilled at troubleshooting heating and cooling systems, diagnosing problems, and making needed repairs, or communicating problems to supervision and recommending alternatives.
  • Able to use diagnostic tools, electric and gas analyzers, power tools, welders/cutting torches, computers, hand tools, power lifts, and learn use of tractor/loader and snowplows.
  • Able to read and understand blueprints and schematics; follow oral and written directions.
  • Can accomplish assigned work independently of supervision in a timely and efficient manner.
  • Communicates effectively, orally and in writing, using English with or without an interpreter.
  • Attends workshops and/or classes regionally and out of town to stay current with trade and increase knowledge and skills for HVACR, plumbing, and electrical.
