Regional Maintenance Supervisor - WA & OR Overview

Role

The Regional Maintenance Supervisor is a critical contributor to achieving our Corporate Purpose, living our Mission, and honoring our Core Values. The Supervisor provides leadership in a fast‑paced, agile affordable housing environment, demanding superior problem‑solving, leadership, and unwavering follow‑through.

Responsibilities
  • Manage all building services and preventative maintenance programs in accordance with industry best practice, Avanath’s Standard Operating Procedures, and relevant state/federal codes.
  • Supervise day‑to‑day operations including HVAC, plumbing, fire protection, building automation, and general building maintenance.
  • Prioritize and schedule maintenance work, ensuring quality consistent with Avanath standards.
  • Oversee Maintenance Technicians to complete service requests within standards and documented accurately.
  • Manage maintenance budgets and use business software for budgeting and reporting.
  • Conduct regular inspection tours of buildings and surrounding grounds, identify deficiencies, evaluate safety, health, or code problems, and prepare written reports.
  • Coordinate “Turn” preparation of vacated units to ensure timely completion and quality inspection of units before occupancy.
  • Maintain tools and spare parts inventory, ensuring adequate stock and coordinating with Community Manager.
  • Oversee contracted work, obtain bids, negotiate prices, and coordinate vendor deliveries and performance.
  • Implement safety procedures, enforce PPE usage, and maintain health & safety policies.
  • Participate in emergency preparedness planning and act as essential personnel in emergencies.
  • Maintain records of major systems, including maintenance manuals and manufacturer documentation.
  • Assist in formulating and tracking facilities and capital budgets with Community Manager and Director of Building Services.
  • Hire, train, and develop Maintenance team members, holding them accountable for high service standards.
Qualifications
  • Ability to supervise employed staff.
  • Demonstrated outstanding verbal, written, multi‑tasking, and presentation skills.
  • Independent work capability with minimal supervision.
  • Knowledge of year‑round programs and facility maintenance.
  • Strong customer service orientation and ability to enhance company guidelines.
  • Excellent organizational skills with ability to prioritize work to meet goals.
  • Willingness to travel across the US for training, inspections, and acquisitions.
  • Proficiency with Microsoft Office and Office
    365.
  • Minimum five years’ experience in property management, hospitality, or construction management, focused on maintenance operations.
  • Experience in personnel management, proven leadership, and interpersonal skills.
  • Proficient understanding of construction industry terminology, codes, and building performance.
  • Financial acumen for reporting, budgeting, and spreadsheet analysis.
  • Detail‑oriented, cost‑conscious, and reliable in meeting deadlines.
  • Strong business judgment, commitment to customer satisfaction, and integrity.
Physical Demands & Working Conditions
  • Essential staff expected to adhere to all safety and business protocols.
  • Frequent sitting and walking.
  • Travel within the region and to other business offices and events by air, train, or automobile.
  • Repetitive computer, keyboard, mouse, and phone use.
  • Reading, comprehending, writing, performing calculations, and verbal communication.
  • May work at elevated sites, uneven ground, and perform squatting, bending, twisting, pushing, or pulling tasks as required.
