Job Description

POSITION

PURPOSE:

The Sr Manager Construction is responsible for overseeing and managing division construction projects throughout the development process including new store development, remodels, and fleet improvements. Ensures timely completion and adherence to company quality standards and applicable building codes. May manage a team of Construction Project Managers/Coordinators and external contractors/vendors.

Key Accountabilities
  • Manage division construction projects and capital spend to meet company standards for time, cost, and quality.
  • Act as liaison between Retail Operations, Merchandising, and construction teams.
  • Conduct regular field inspections, ensure compliance, and take corrective actions.
  • Review and approve contractor payment applications per approved contracts and purchase orders.
  • Schedule and coordinate store equipment and fixture setup activities, ensuring timely occupancy.
  • Provide design and construction expertise to operations and departments.
  • Assemble and approve contractor bidder lists for each project.
  • Conduct performance evaluations of approved contractors, architects, and engineers.
  • Execute disaster recovery plans for assigned areas.
  • Provide budget estimating for the Division Annual Equipment Budget (AEB) forecast.
  • Oversee all aspects of design and construction activities for acquisition stores.
  • Coordinate with corporate stakeholders for regulatory and company-initiated activities.
  • Review qualifications and confirm interest of potential contractors.
  • Provide training and mentorship to Construction Project Managers and Coordinators.
Knowledge, Skills & Experience

Education

  • Bachelor’s degree with emphasis in General Business, Building Science, Construction Management, Architecture, Engineering, or related field (preferred). Certified Construction Management credential preferred. Equivalent work experience considered.
  • Store management experience preferred.

Experience

  • 5+ years business and significant construction management experience.
  • 2+ years of people leadership.

Skills & Abilities

  • Comprehensive understanding of retail real estate, construction, design, store operations, and equipment.
  • Complete understanding of OR & WA commercial building codes.
  • Experience developing and administering department budgets, long‑range resource planning, outsourcing evaluation, and continuous process improvement.
  • Ability to handle complex, high‑profile, diverse projects with high‑risk decisions.
  • Exceptional market analysis, negotiation, analytical, organizational, and communication skills.
  • Strong project management, multiple project coordination, and independent planning.
  • Leadership to motivate and work effectively through others; coaching, training, and mentoring to develop future leaders.
  • PC proficiency (Word, Excel, PowerPoint).
Travel &

Physical Requirements

TRAVEL REQUIREMENTS: 40% travel within division geographic; reliant on project assignments.

PHYSICAL ENVIRONMENT: Work performed in temperature-controlled environment. Requires standing, walking, climbing stairs, and handling of equipment. Must be capable of lifting, stooping, bending, twisting, and reaching. Fast-paced workday.
