This is a front-end leadership role, not a traditional estimating position. It leads integrated preconstruction and project strategy for multifamily new construction, renovation, repositioning, and capital improvement work generally ranging from $15 million to $100 million across North and Central Florida, with selective expansion across the Southeast. The right person operates at the intersection of business development, preconstruction, estimating, design coordination, operations planning, trade strategy, and owner relationship management, and can turn project potential into profitable, buildable work.

What

You'll Do
  • Support pursuit strategy for multifamily, commercial, new construction, renovation, repositioning, and capital improvement opportunities.
  • Participate in early owner meetings, developer conversations, design coordination, client interviews, RFQs, RFPs, and qualifications packages.
  • Evaluate project fit, risk, margin opportunity, resource availability, and strategic value before the company commits significant resources.
  • Lead front-end planning from conceptual budgeting through final pricing, coordinating with estimating on cost models, bid packages, and scope assumptions.
  • Review drawings, specifications, geotechnical reports, and design documents for constructability, scope gaps, cost exposure, and schedule risk.
  • Lead value engineering, cost alignment, design-assist input, and early trade partner engagement without damaging project intent or owner confidence.
  • Partner with operations to validate that preconstruction commitments can be executed in the field, and lead project turnover meetings with clear communication on assumptions, pricing logic, and risk items.
  • Track milestone budgets, cost drivers, allowances, exclusions, and escalation exposure from concept through buyout.
What You'll Bring
  • 8+ years of experience in commercial construction, multifamily construction, renovation, project management, preconstruction, estimating, or operations leadership.
  • Prior experience managing or supporting multifamily projects preferred, especially in the $15 million to $100 million range.
  • Experience with conceptual budgeting, GMP development, negotiated work, design-assist coordination, owner-facing preconstruction, and proposal strategy preferred.
  • Renovation, occupied renovation, phased construction, repositioning, and capital improvement experience strongly valued.
  • Florida construction market experience preferred;
    North Florida, Central Florida, and Southeast subcontractor, owner, designer, and developer relationships are a strong plus.
  • Strong understanding of construction means and methods, including sitework, structural systems, wood‑frame, concrete, podium construction, and MEP coordination.
  • Strong written, verbal, presentation, analytical, and owner‑facing communication skills.
