Description:
  • Client is seeking an experienced Construction Manager to serve as the Owner’s Representative supporting construction and capital improvement projects in Orlando, Florida.
  • This is a fully on-site position responsible for representing the owner’s interests throughout construction and providing day-to-day oversight of project activities.
  • The Construction Manager will work closely with contractors, architects, engineers, project managers, facility representatives, and other stakeholders to help ensure projects are delivered safely, on schedule, within budget, and in accordance with project requirements.
  • The ideal candidate will have 10+ years of progressive construction management experience and be comfortable providing hands-on oversight in an active, complex facility environment.
Responsibilities:
  • Serve as the Owner’s Representative for assigned construction and capital improvement projects.
  • Provide day-to-day on-site oversight of construction activities.
  • Represent the owner’s interests when coordinating with general contractors, subcontractors, architects, engineers, consultants, and other project stakeholders.
  • Monitor construction progress, contractor performance, project schedules, budgets, quality, and overall compliance with project requirements.
  • Conduct regular site walks and identify construction, quality, schedule, safety, and coordination concerns.
  • Review construction drawings, specifications, submittals, RFIs, and other project documentation.
  • Monitor and assist with the review of change orders, contractor proposals, payment applications, and potential schedule or cost impacts.
  • Identify project risks and issues and work with the appropriate parties to drive timely resolution.
  • Coordinate construction activities around the operational requirements of an active convention center.
  • Participate in project meetings and provide clear updates regarding construction progress, outstanding issues, risks, and next steps.
  • Track project status and maintain appropriate project documentation and reporting.
  • Support inspections, punch-list activities, project closeout, and turnover.
  • Help ensure completed work meets the owner’s expectations and applicable project requirements.
Must Have:
  • 10+ years of progressive construction management, project management, superintendent, or Owner’s Representative experience.
  • Strong experience overseeing large and/or complex commercial or public construction projects.
  • Strong understanding of construction means and methods, drawings, specifications, scheduling, budgeting, change management, and project controls.
  • Experience working directly with general contractors, subcontractors, architects, engineers, consultants, and owners.
  • Ability to effectively represent the owner’s interests and hold project partners accountable for schedule, quality, cost, and contractual requirements.
  • Strong communication, organization, documentation, and problem-solving skills.
  • Ability to independently manage multiple priorities and construction activities.
Preferred Experience:
  • Previous experience serving directly as an Owner’s Representative.
  • Program management or construction management consulting experience.
  • Experience with convention centers, airports, stadiums, hospitality, healthcare, municipal facilities, or other large, complex occupied facilities.
  • Experience managing construction activities while a facility remains operational.
  • Familiarity with Florida construction projects, permitting, codes, and contractors.
  • OSHA and construction-site safety knowledge.
