The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Roles You Will Play- Employee champion: manages the maintenance team, assists with employee evaluations, and handles interview, hire, orientation, and training of new hires. Oversees all aspects of the "Make Ready" process in accordance with company policies.
- Completes work orders generated from resident requests as well as routine upkeep, diagnosing and repairing defects in accordance with established policies, procedures, safety standards, and code requirements.
- Inspects work performed by service team members and vendors to assess effectiveness, develop corrective actions, and ensure quality standards are met. Maintains inventory of spare parts and collaborates with the Community Manager to stay within budget.
- Stays informed of changes in technology and industry standards.
- Completes monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrates customer service skills in all interactions with employees, residents, clients, and vendors.
- Ensures safety, cleanliness, and general appearance of the property; reports mechanical and electrical malfunctions and employee/visitor/resident injuries or accidents. Conducts safety meetings and maintains required documentation.
- Resolves customer complaints and issues.
- Other duties as assigned.
Schedule:
40 hours in a regular work week.
Typical Site Hours of Operation (may vary by site):
- Monday – Friday: 9 am – 6 pm
- Saturday: 10 am – 5 pm
- Sunday: 1 pm – 5 pm
- Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays, and perform essential job functions unaccompanied.
- Works frequently outdoors in potentially hazardous conditions.
Education:
High School Diploma or GED Equivalent. Knowledge of OSHA standards and MSDS regulations; technical degree preferred.
Supervisor
Experience:
1–3 years proven skill in hiring, leading, evaluating, and managing subordinates.
Apartment Maintenance
Experience:
2–3 years preferred.
Advanced
Skills:
Communication and delivery with ability to connect at all levels.
Computer
Skills:
Proficiency in Internet, word processing, spreadsheets, database management, and property management software (preferably Entrata Yardi and/or One Site).
Licenses and Certificates:
** Current valid driver’s license; EPA certifications type I/II or universal for refrigerant recycling;
Certified Pool/Spa Operator; all state/local certifications required.
Physical Requirements:
** Push, pull, lift, carry, or maneuver up to 20 lbs independently and 50 lbs with assistance; stand, walk, reach, climb, stoop, and squat frequently; sit intermittently for keyboard work.
Travel Requirements:
** Routine local travel may be required; non‑local travel may be required for business responsibilities.
