Job SummaryThe Building Engineer is responsible for preventative and corrective maintenance, routine and on-demand services on facility mechanical and electrical equipment and systems. The Building Maintenance Engineer performs work in accordance with established processes and practices and complies with internal and external requirements including environmental, health and safety, and fire protection.
Key Duties and Responsibilities- Performs work in accordance with established processes and practices.
- Complies with all internal and external requirements including environmental, health and safety, and fire protection.
- Monitors facility conditions and performs regular facility, mechanical and electrical equipment inspections, and preventative and corrective maintenance to meet uptime objectives and protect asset integrity.
- Provides observations about facility conditions and deficiencies and offers suggestions for enhancement and repair.
- Conducts facility walkthroughs and monitors mechanical and electrical equipment and systems.
- Maintains, troubleshoots, and repairs mechanical and electrical building systems and equipment.
- Responds to routine and on-demand service requests and performs preventative and corrective maintenance.
- Records resolution data in the service maintenance management database and ensures work meets quality and contractual requirements.
- Tracks and reports status of maintenance and repair work; initiates documents for formal approval of work required.
- Assists in implementing the preventative maintenance program and ensures deficiencies are identified, recorded, and escalated with proper documentation.
- Participates in facility-related projects and ensures compliance with policies and guidelines related to environmental, health and safety, and fire protection.
- Maintains tools and arranges for repair/replacement as needed; submits expenditures timely.
- Contributes to tenant and customer satisfaction and positive relations through service delivery.
- Maintains the physical aspects of the building and the heating/cooling equipment and electrical infrastructure.
- Performs repairs with minimal supervision and completes system inspections and repairs as needed.
- Ensures compliance with local and Federal health and disability codes and local building codes.
- Supports Maintenance Technicians as needed.
- Performs maintenance repairs including: painting/minor drywall, plumbing, appliance and flooring, electrical, HVAC, minor concrete, pressure washing, building signage, locksmith, and other duties as assigned.
- HVAC Certification (preferred) and experience in a commercial setting.
- Five years of experience as a Building Engineer or in applicable maintenance roles.
- Expertise in maintenance, HVAC, plumbing and electrical systems.
- Ability to lift 50 lbs, use a ladder up to 30 ft, and strong mechanical/electrical aptitude.
- Excellent English communication skills (oral and written).
- Proficiency with Microsoft Office Suite (Outlook, Excel, Word).
- Ability to use computer software and iPhone iOS applications.
- Calm under pressure and adaptable to changing needs.
- Bilingual a plus (English and Spanish).
