Position Summary

Senior Maintenance Mechanic plays a key role in inspection, operation and repair of mechanical systems to maintain occupant comfort and building safety. The position requires proactive troubleshooting, compliance with procedures, and coordination with operations controls and supervisory staff.

Responsibilities
  • Inspect, operate and repair mechanical equipment (pumps, electrical motors, AHUs, VFDs, VAVs, boilers, water heaters, chillers, fans, ducts, hydraulic and hydronic systems).
  • Inspect equipment, analyze trouble and plan repair sequences.
  • Manually operate mechanical systems to maintain comfort and safety in BAS failure scenarios.
  • Operate boilers per SOPs and boiler manufacturer requirements.
  • Inspect gauge readings to determine proper operation.
  • Calibrate, adjust and repair temperature control devices.
  • Coordinate with Operations Control to identify, document changes and validate building controls.
  • Perform laser alignment on pumps and motors.
  • Investigate deficiencies, unusual activity, data trends, noise, complaints and malfunctions.
  • Perform chemical water analysis on boiler water as required by manufacturers.
  • Carry out all specified preventive maintenance tasks weekly and report time and materials on each work order.
  • Communicate unusual activity or data to Supervisor, Facilities Manager and HVAC Superintendent in Tallahassee.
  • Identify when preventive maintenance is not performed adequately and report to Supervisor, Facilities Manager.
Administrative Duties
  • Read and understand blueprints.
  • Prepare mechanical maintenance reports by collecting, analyzing and summarizing information and trends; review reports from third-party vendors; communicate unusual activity to supervisor and relevant managers.
  • Enter and maintain data in the TRIRIGA system accurately (equipment assets, work orders, preventive maintenance). Ensure all work orders are completed and submitted timely.
  • Track inventory parts and request replacements as needed.
  • Operate a computer to check email, manage and respond to work requests, research and order repair parts.
  • Enter time, leave requests and leave taken into the People First system.
  • Operate and maintain a DMS-issued cell phone.
  • Maintain vehicle logs and ensure scheduled maintenance of vehicles.
  • Pursue continuing education and training in commercial building mechanical systems and controls.
  • Share knowledge and mentor/train staff.
Travel, On-Call and Emergencies
  • Travel to various state facilities as needed.
  • Participate in on-call rotation and after-hours call back as required.
  • Participate in emergency response evenings and weekends, coordinating activities of staff, contractors and other trades as needed.
  • Monitor and report materials and labor costs associated with emergency response activities.
Confined Space Entry

Work may occur in areas not designed for continuous occupancy. PPE requirements may necessitate annual occupational physical examination and OSHA confined space entry certification. Work may involve limited access, atmospheric hazards, and exposure to various health hazards.

Knowledge,

Skills and Abilities
  • Experience with mechanical systems and BAS operations, troubleshooting and repairs (chillers, boilers, AHUs, VFDs, VAV systems, pumps, motors, direct digital controls).
  • Ability to install, maintain and repair electric motors, generators and related equipment.
  • Knowledge of safety procedures in maintenance work and OSHA/environmental safety standards.
  • Understanding and application of applicable safety procedures and regulations.
  • Proficiency with engineering tools and equipment used in maintenance and repair.
  • Ability to monitor systems, projects and vendors to ensure compliance with standards and regulations.
  • Ability to read blueprints.
