Position OverviewBuilding Engineers ensure the efficient operation and maintenance of HVAC, mechanical, electrical, plumbing, water‑treatment, and life‑safety equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, day‑to‑day preventive and corrective maintenance, construction, painting, fire protection, and housekeeping assignments while providing high‑level customer service to tenants.
Essential Responsibilities- Customer service to internal and external clients
- Perform all plumbing, electrical, or HVAC requirements for the building(s)
- Obtain quotes and hire appropriate vendors for certain tasks
- Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan‑coil units, VAV, and other air distribution systems
- Monitor and adjust mechanical/pneumatic equipment, VFDs, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment for a comfortable environment
- Verify field conditions and perform necessary repairs or adjustments
- Monitor energy management systems
- Repair doors, ceilings, hand railings, floors, plumbing fixtures, and perform general repairs, adjustments, and installations across the property
- Perform preventive maintenance per OEM standards, building protocol, manufacturer recommendations, and industry best practices, including filter changes, coil cleaning, condenser flushing, tube punching, fan and motor bearing greasing, belt inspection and adjustment, motor bearing replacement, pulley alignment, chemical treatment of condenser, chilled, heating, and secondary water, and annual inspections
- Inspect engine room, fan room, cooling tower, motors, house pumps, electric rooms, backup generators, fire pumps, sump pumps, and ejector pumps
- Replace lamps and light fixtures
- Troubleshoot and repair base building systems
- Conduct ongoing quality‑control inspections
- Develop routine cleaning schedules for sidewalks, streets, parking lots, warehouse fronts, riser rooms, telephone rooms, roof drains, etc.
- Assist with irrigation inspections, oversee repairs, and monitor cleaning of irrigation pumping stations
- Reinstall or replace signage; verify rooms are clear of obstructions and debris
- Replace bad ceiling tiles; complete drywall, door, lock, cabinet, wall‑covering, baseboard, and other repair work
- Manage structural repairs such as doors, roof/glass leaks, and respond to tenant calls for leaks
- Monitor and manage card‑access systems
- Respond to punch‑list items for tenant build‑outs
- Check emergency exit signs and lights, ensuring free access to emergency stairs and exits, and perform additional fire and life‑safety inspections per NFPA and local jurisdiction standards
- Document and report activities to supervisor
- Respond immediately to emergency situations (fire, evacuation, equipment failure) and tenant concerns
- Comply with all applicable codes, regulations, governmental agency requirements, and company directives related to building operations; practice safe work habits
- Complete all required safety training as scheduled
- Comply with uniform dress code while working and maintain a neat appearance during off‑hours on the property
- Inspect buildings during inclement weather
- Perform additional duties as assigned
