Payrate: $24.04 - $26.45 an hour, depending on experience.

Summary:

The Facility Maintenance Technician/Painter maintains a Class A commercial office building, its equipment, and building systems in a safe, functional, and visually appealing condition. Responsibilities include commercial painting, drywall repair, preventive maintenance, general building repairs, and basic troubleshooting of mechanical, electrical, plumbing, and HVAC systems.

Job Duties and Responsibilities:

  • Completes work orders accurately and promptly while maintaining current work order records, inspection logs, and daily maintenance documentation.
  • Performs scheduled preventive maintenance and routine inspections of building systems, equipment, grounds, roofs, garages, common areas, mechanical rooms, and storage areas.
  • Prepares and paints interior and exterior walls, ceilings, doors, frames, and other surfaces using appropriate tools, materials, and coating systems.
  • Cleans, sands, patches, caulks, primes, and repairs drywall, concrete, wood, steel, and other surfaces to achieve a professional finish.
  • Repairs doors, locks, hardware, ceilings, flooring, fixtures, walls, lighting, and other building components.
  • Performs basic troubleshooting and repairs involving mechanical, electrical, plumbing, lighting, and HVAC systems and reports issues requiring specialized service.
  • Assists with preventive maintenance and inspections of air handlers, VAV boxes, thermostats, temperature controls, and related equipment.
  • Responds promptly to tenant service requests, maintenance concerns, emergencies, and after-hours calls as required.
  • Inspects and properly maintains company vehicles, lifts, tools, equipment, supplies, and painting materials.
  • Keeps maintenance, mechanical, electrical, painting, and storage areas clean, organized, and compliant with safety requirements.
  • Follows OSHA standards, company policies, building codes, and safety procedures, including proper use of PPE, ladders, lifts, chemicals, and electrical equipment.
  • Provides professional and courteous service to tenants, client representatives, coworkers, vendors, and visitors.
  • Reports to work punctually in the required uniform, identification badge, and black slip‑resistant safety shoes.
  • Assists coworkers and performs additional duties as assigned.
  • Maintains flexibility to work nights, weekends, holidays, and on‑call emergency assignments.

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED

  • Strong commercial painting, drywall repair, surface preparation, and color‑matching skills.
  • Knowledge of paints and coatings, including latex, epoxy, urethane, elastomeric, and fire‑retardant products.
  • Proficiency using brushes, rollers, sprayers, ladders, lifts, hand tools, power tools, and maintenance equipment.
  • General knowledge of mechanical, electrical, plumbing, HVAC, lighting, and fire alarm systems.
  • Ability to troubleshoot common commercial building maintenance issues.
  • Strong attention to detail, organization, communication, customer service, and problem‑solving skills.
  • Ability to prioritize assignments and work independently or as part of a team.
  • Ability to use computerized or mobile work order systems.
  • High school diploma or equivalent required.
  • Trade school training, technical certification, or related experience preferred.
  • Minimum of three years of commercial building maintenance experience required.
  • Commercial painting and general building repair experience required.
  • Class A commercial office building experience preferred.
  • Valid driver's license and acceptable motor vehicle record required.
  • Successful completion of a background check, motor vehicle record check, and drug screening required.
  • Commitment to safety, quality, continuous improvement, and professional development.
