Maintenance Technician
The Maintenance Technician performs general maintenance, completes service requests, supports unit turns, and helps maintain clean, safe, and welcoming community spaces while providing excellent customer service. Primary duties and responsibilities include:
- Complete work orders and routine service requests promptly, following the company's 24-hour response standard.
- Perform general repairs involving electrical, plumbing, HVAC, appliances, carpentry, and other building systems.
- Inspect and maintain grounds, breezeways, common areas, vacant units, models, amenities, and maintenance work spaces.
- Assist with unit turns, including inspections, repairs, lock changes, vendor coordination, punch work, and completion of required checklists.
- Identify and report maintenance, safety, inventory, and equipment concerns to the Maintenance Supervisor.
- Perform preventive maintenance, unit inspections, filter changes, and other scheduled property inspections.
- Assist with pool maintenance and required safety, OSHA, EPA, and SDS documentation as directed.
- Maintain tools, equipment, supplies, service records, and maintenance logs.
- Participate in safety meetings and maintain required licenses and certifications.
- Provide weekend, overtime, and after-hours on-call coverage as scheduled.
- Communicate professionally with residents, guests, vendors, contractors, and team members.
- Follow all company policies, safety procedures, and supervisor instructions.
- Perform other duties as assigned by the immediate supervisor.
Qualifications include:
- Working knowledge of electrical, plumbing, HVAC, appliance repair, and basic construction.
- General mechanical aptitude and willingness to learn.
- Previous property or general maintenance experience preferred.
- Strong customer service, communication, organization, and time-management skills.
- Ability to follow written and verbal instructions and work independently or as part of a team.
- Ability to remain professional and productive in a fast-paced environment.
- Must provide personal tools required for the position.
- Ability to climb ladders, perform physical maintenance work, and lift or carry heavy items.
- Availability to work weekends, overtime, and after-hours on-call shifts as needed.
Education & experience:
- High school diploma or GED and related maintenance experience or training; or an equivalent combination of education and experience.
Certifications & licenses:
- HVAC certification as required.
- Valid driver's license and proof of insurance.
