Project Contract, September 2026 - March 2027 Purpose
This role exists to protect the installation window for MOIC Orlando’s fabricated elements. The Site Supervisor is the Development Team’s eyes on the ground during base-building construction, verifying that the GC and subcontractors deliver a site that is truly ready to receive exhibit fabrication installation. Where general construction supervision manages the building, this role is specifically accountable for exhibit-readiness: framing and rough‑in accuracy, sequencing that protects install trades, and early flagging of conditions that would block or delay installations.
CoreResponsibilities
- Maintain schedule awareness and coordinate site necessities across framing, electrical, installations, lighting, and AV scopes to keep every trade converging on a common readiness date
- Interpret engineering and designer drawings in the field alongside construction partners to verify build and installation compliance in real time
- Coordinate delivery, staging, and installation sequencing of fabricated exhibit elements with exhibit fabricators and the install team, ensuring site conditions are ready to receive each element on schedule
- Coordinate directly with GC superintendent and trade foremen on sequencing that protects installer access and rough‑in verification windows - not sure if we want this or not
- Maintain daily and weekly site condition reports to the PM covering readiness status, open items, and schedule risk
- Identify and escalate discrepancies between as‑built conditions and the AOR permit set / Subcontractor‑supplied shop drawings before they become field conflicts requiring rework
- Support punch list generation and closeout verification, using tools such as Asana, Microsoft Project, and Google Suite
- Verify wall/ceiling blocking is installed at correct locations and heights per exhibit fabrication drawings and the AOR permit set before wall closure
- Confirm electrical and data rough‑in (device locations, circuit counts, conduit runs, and terminations) matches exhibit and AV drawings - not just base‑building electrical drawings - before drywall/ceiling close‑up
- Verify Unistrut placement, orientation, and load capacity against rigging and mounting requirements
- Confirm HVAC diffusers, returns, and equipment locations don't conflict with sightlines, rigging points, or exhibit footprints
- Attend and run site walks/QA checks at each rough‑in and pre‑close milestone; document conditions with photos and redlines
- Track GC schedule against the exhibit fabrication and install schedule; flag slippage that threatens install dates
- 3-5 years construction supervision experience, ideally including commercial, hospitality, or themed/experiential environments
- Working knowledge of MEP rough‑in, blocking/backing requirements, and low‑voltage/AV infrastructure coordination
- Proficient in reading architectural, structural, electrical, and exhibit fabrication drawings and reconciling conflicts across them
- Working knowledge of exhibit and experiential fabrication processes, materials, and finish work — enough to anticipate how fabricated elements will interface with the building and flag readiness gaps before they arrive on site
- OSHA 30 required; ability to pass site‑specific safety orientation
- Strong written documentation habits – proficient in catching problems early and accurately recording them in writing
- Independent, on‑site presence; comfortable speaking up about GC/subcontractor schedules when readiness is at risk
- Respectful, reliable communication across construction crews, the development team, studio/museum staff, and clientele
