Financial Analyst

Our client, a  well-established Canadian real estate investment and property management  organization, is seeking an  Accounting Analyst  to join their growing finance team. With a diverse portfolio of commercial and retail properties across Canada, the organization offers a collaborative and dynamic environment where employees are encouraged to take ownership of their work and contribute to continuous improvement initiatives. Reporting to the Accounting Manager and working alongside a team of experienced accounting professionals, the Accounting Analyst will play a key role in financial reporting, tenant recoveries, variance analysis, budgeting, and portfolio accounting.

Responsibilities:

Ensure accurate financial records, controls, and reporting for an assigned portfolio of commercial and retail properties

Prepare and analyze monthly financial statements, balance sheet reconciliations, and income statement reviews

Complete detailed variance analysis of revenues and expenses

Prepare monthly and quarterly reporting packages and supporting working papers

Set up and maintain tenant leases and profiles within Yardi

Manage electronic fund transfer (EFT) setups and maintenance

Prepare CAM, tax, and chargeback recovery adjustments in accordance with lease agreements

Participate in annual budgeting and year-end processes

Monitor and reconcile accounts receivable, tenant ledgers, and prepaid rent accounts

Process and monitor pre-authorized payment invoices

Collaborate with Leasing, Operations, Mortgage Finance, and other internal stakeholders

Support special projects and process improvement initiatives as required

Qualifications:

Related post-secondary education and a minimum of 3 years of relevant accounting experience, or 5+ years equivalent working experience.

Experience working within commercial real estate, retail leasing, property accounting, or tenant recoveries  is considered a strong asset

Yardi experience  is highly preferred

CPA designation or active pursuit of a designation is considered an asset

Strong communication and interpersonal skills with the ability to work effectively across multiple departments

Demonstrated ability to manage competing priorities, adapt to changing business needs, and take ownership of responsibilities
