Senior Conceptual Estimator

This role is responsible for leading conceptual and negotiated projects throughout the preconstruction phase. The position provides strategic direction and technical guidance related to conceptual estimating, pricing strategy, value engineering, scheduling, and overall project profitability. The individual will collaborate closely with internal teams and project stakeholders to support successful project planning and execution prior to construction.

• Serve as an integral contributor — and in some cases provide oversight — for all preconstruction activities.
• Support integrated project team development and project goal alignment.
• Develop conceptual budgets and estimates, identifying current and future scope requirements.
• Create schedule blocking and coordinate project phasing and logistics planning.
• Organize, manage, and track preconstruction tasks and deliverables.
• Perform quantity take‑offs from construction documents and input data into estimating systems and spreadsheets.
• Develop and implement standardized estimating procedures, including spreadsheets, formulas, and presentation formats.
• Evaluate subcontractors, suppliers, materials, and pricing structures.
• Source, qualify, and incorporate subcontractors and suppliers into project plans.
• Prepare and manage conceptual and negotiated project budgets.
• Identify cost‑saving opportunities through value engineering, alternative materials, and cost analysis.

• Participate in project planning and coordination meetings.
• Guide multiple projects through preconstruction phases simultaneously.
• Collaborate with leadership, design professionals, and project stakeholders throughout preconstruction.
• Support project logistics planning and execution strategies.

• Bachelor’s degree in Construction Management or a related field.
• 10+ years of progressive experience in the construction industry, with strong involvement in preconstruction and estimating.

• Strong expertise in predevelopment and preconstruction processes, conceptual estimating, budgeting, cost analysis, value engineering, cost control, and scheduling.
• Ability to travel to project sites as required and maintain a valid driver’s license.
• Excellent communication and collaboration skills, with the ability to engage effectively with internal teams and external stakeholders.
