What we offer

This opportunity will appeal to an experienced acquisitions leader who is looking to help shape Mattamy’s development future across the Ottawa Area. This role is ideally suited to a real estate development professional with a passion for low rise and mixed-use residential development sites and the challenges that sites, entitlement contexts, and land deals/partnerships can entail.

While the role is focused on acquisition activities, we are looking for a well-rounded professional who is knowledgeable in development approvals and pro-formas and comfortable communicating with both municipal and community stakeholders and investment, legal and financial professionals.

What you’ll do
  • Identify, source, evaluate and secure land acquisition opportunities (on- and off-market) including joint-venture and partnership opportunities.
  • Ensures internal team tracks, prioritizes and expands current acquisition efforts.
  • Establish and maintain strong relationships with Ottawa developers, brokers, and landowners to ensure consistent deal flow.
  • Lead transaction execution, including preparation and negotiations of letters of intent, purchase and sale agreements, and joint venture/partnership agreements in collaboration with internal and external legal counsel.
  • Manage due diligence for sites under contract, coordinating internal stakeholders and external consultants to ensure timelines, deliverables and risks are clearly understood and managed.
  • Collaborate cross-functionally to develop and validate project assumptions while proactively identifying risks and opportunities related to planning, budgeting and scheduling.
  • Incorporate customer and user considerations into the initial investment decision and preliminary project vision.
  • Prepare and coordinate investment committee materials with Land Development Managers while proactively navigating our internal governance process and its requirements and deadlines.
  • Coordinate transaction closings and ensure smooth transition of projects to the Land Development Management team.
  • Partner with the Finance team on acquisition-related budgeting, forecasting, and capital raising efforts.
  • Act as preliminary point of contact for joint venture partners through due diligence, internal governance, and transition to the project team.
  • Participate in industry events to remain current on market trends and strengthen Mattamy Home’s industry brand presence.
  • Position Mattamy Homes as the “Developer & Builder of Choice” to secure first look at land opportunities.
What you bring
  • Bachelor’s degree in Business, Finance, Real Estate, Engineering, Urban planning, Geography or a related field.
  • Minimum 5 years in residential real estate development with progression into acquisitions & development management.
  • Proven experience in land acquisitions, dispositions and development analysis (low-rise residential and local market experience preferred).
  • Strong project management skills, with the ability to manage multiple opportunities, relationships, deadlines.
