The Role

Richcraft is looking for a Building Operator to join our operations team on our low‑rise residential portfolio. The Residential Building Operator will be responsible for a designated residential portfolio that includes managing day‑to‑day operations, being available for general inquiries to tenants and ensuring a high level of service and support is provided to residents at all times.

In This Role, You Will:
  • Promptly respond to resident issues and service requests.
  • Be available to residents for general inquiries about living in their suite, building and community.
  • Act as a liaison between residents and management.
  • Perform resident service requests in addition to routine repairs and maintenance for in‑suite, interior and exterior common areas.
  • Monitor, troubleshoot and perform preventive and minor repairs on HVAC, plumbing and electrical systems, and small appliances.
  • Emergency on‑call duty for after‑hours building issues.
  • Monitor performance of external contractors.
  • Supervise and coordinate tenant move‑in and move‑out.
  • Provide emergency/unscheduled repairs of equipment, structures and grounds on the property.
  • Perform regular property inspections of units, common areas, building exteriors, and landscape in coordination with the Operations Manager.
  • Keep accurate records of space conditions including roof, HVAC and utilities.
  • Clean light fixtures and change bulbs/tubes.
  • Provide quotations, recommendations, regular visits and prompt service to building tenants to ensure satisfactory resolution. Order supplies and services based on pre‑authorized levels of approval.
  • Prepare and submit reports based on operations.
  • Prepare, paint and decorate interior and exterior surfaces as required.
  • Maintain inventory of equipment, manuals and warranties.
  • Perform all other duties as assigned or needed.
What You Bring:
  • Possess a preventative attitude and proactive communication.
  • 2+ years of experience as a Building Operator and/or Superintendent.
  • Exceptional communication, organizational, interpersonal and time‑management skills.
  • Working knowledge of HVAC, plumbing and electrical systems.
  • A valid driver’s license and car is required.
  • A demonstrated high degree of integrity, discretion and confidentiality.
  • Excellent technical troubleshooting and problem‑solving skills.
  • Ability to work well independently with minimal supervision, and with other team members when necessary.
  • Ability to prioritize work and adhere to maintenance schedules.
  • Ability to analyze, organize, prioritize and delegate tasks accordingly.
  • Ability to enhance positive relationships with residents, tenants and vendors.
  • Ability to consistently complete assigned work in a timely and efficient manner.
