Preconstruction Manager

Our client, a highly respected construction company in the Kansas City Market, is seeking a Preconstruction Manager.

Overall Objectives / Responsibilities
  • Assist with the preconstruction and estimating process by creating and maintaining policies, processes, and procedures for the preconstruction services and estimating department.
  • Manage and/or assist in the preconstruction and estimating process from inception through project handoffs to the Project Management Staff.
  • Participate in the quantity take‑off and bid processes.
  • Recommend software and tools required for efficient, accurate estimation.
  • Work closely with Project Managers to transition projects.
  • Collaborate with architects and owners during the preconstruction and estimating process.
  • Create a project schedule with the Superintendent and Project Manager and ensure the project budget and schedules are met.
  • Assist in making decisions that demonstrate full knowledge of the project and bind together the diverse elements that lead to a successful project.
  • Prepare and assemble bids and proposals for different contract types (Lump Sum, Guaranteed Maximum Price [GMP], Cost Plus, etc.).
  • Support constructability reviews through communication with the project team, designers, and subcontractor market.
Key Qualifications
  • Strong, proven background in all facets of preconstruction and estimating.
  • Excellent grasp of managing multiple responsibilities in a fast‑paced environment, cost controls, estimating, and collection abilities.
  • Outstanding memory and retention capabilities; able to set priorities, evaluate schedules, and eliminate project conflicts.
  • Results‑oriented with the ability to measure, initiate, and implement work by external parties that meet the project schedule.
  • Strong interpersonal skills and the ability to work independently.
  • Familiarity with control software, including Excel, Word, Buzz Bid, and Microsoft Project.
  • Valid driver’s license.
Minimum

Skills and Qualifications
  • Focus and learn the company’s core business strategies (Focus 15, Core Values, Processes, Procedures and Policies).
  • Develop estimates and learn estimating processes from conceptual estimating through final construction documents and bidding.
  • Utilize estimating software for bid solicitations (Building Connected), quantity survey (Buzz Bid), bid tabulations (Building Connected/Microsoft Excel), and developing estimates (Microsoft Excel).
  • Develop preliminary project schedules using Microsoft Project.
  • Develop budgets and bid clarifications using Microsoft Word.
  • Attend and assist in budget/bid presentations to clients.
  • Assist in “buyout” of projects upon final GMP approvals.
  • Write and develop bid packages/subcontractor scopes of work using Microsoft Word and Building Connected.
  • Attend prebid meetings and site visits to better understand all facets of the construction process.
  • Utilize Pro Core for project management and estimating.
  • Attend networking events to meet clients, architects, engineers, and subcontractors to develop relationships in the local market.
  • Pursue opportunities for development, including outside education, workshops, etc.
  • Assist in further developing estimating policies and procedures, including project tracking, historical tracking, and bid package/scoping development.
Physical Demands / Conditions Requirements
  • Ability to work additional hours as necessary to maintain project schedules.
  • Ability to travel as necessary.
  • Physical ability to review construction sites in all phases of construction.
  • Physical ability to make presentations and participate in meetings both on the construction site and in an office setting.
  • Ability to lift and/or move up to 50 pounds, drive a vehicle, and sit in a constricted space for several hours at a time.
  • Ability to see, hear, and speak; specific abilities include close, distance, color, peripheral, and depth vision.
Education
  • Bachelor’s degree from a four‑year college or university in Architecture, Engineering, Construction Management/Administration, or a related field.
