Salary Range
: $25-$30 hourly (varies depending on experience and property location)

Key Role Responsibilities
  • Work under limited supervision.
  • Notify senior team members of potential maintenance needs to minimize business interruption and ensure that buildings, systems and equipment meet or exceed their rated life.
  • Monitor and clean grounds daily, keeping parking lots, landscaping and entries free of debris and presentable to tenants and guests.
  • Monitor/oversee and inspect the work performed by specific service contractors such as landscaping and delivery personnel.
  • Perform assigned repairs, emergency and preventative maintenance.
  • Respond quickly to emergency situations, summoning additional assistance as needed including nights, weekends and holidays.
  • Report to senior team when supplies are low and need to be replenished.
  • Change light bulbs and ceiling tiles.
  • Assist with fire and evacuation drills.
  • Learn keying systems and enable access to electrical, telco and Penthouse areas
  • Perform weekly vacancy checks for lighting, cleanliness, blinds adjustment, heating & cooling, observing opportunities to improve the appeal for leasing activity.
  • Maintain the Pavilion daily. Arrange and clean furniture, kitchen area, ensure propane tanks are full and operational.
  • Post signage for events such as blood drives, inclement weather, events.
  • Attend all ponds & fountains daily to check for debris, chemical levels, leaks or malfunction.
  • Oversee extermination activity such as goose control and Assured Pest service calls.
  • Water and maintain drains in floors, restrooms and kitchen traps weekly.
  • Test emergency light fixtures monthly
  • Plumb clogs as necessary.
  • Determine whether repairs can be completed in-house, or outside service is required.
  • Keep electrical, telecom, maintenance, janitorial, penthouse and other closet areas organized and clean.
  • Be willing to be on call one weekend every three weekends from Friday night – Monday morning, with paid overtime.
  • Formulate and implement safety policies and procedures related to the daily operations of the facilities. Participation in safety, knowledge and skills training
  • Assist senior team in coordination and oversight for various construction projects, including tenant build outs, R&M, and capital projects as required.
  • Prioritize and maintain an excellent customer service relationship with all tenants and fellow associates
  • Adhere to Company Policy, Safety Program and Standard Operating Procedures.
  • Participate in Company training programs
  • Other duties as assigned
Our Ideal Candidate
  • 2-3 years of commercial maintenance experience (preferred)
  • Previous experience with HVAC systems
  • Ability to work with minimal supervision
  • Knowledge of general maintenance(i.e. electrical, plumbing and appliance repair)
  • Excellent communication (verbal and written) and customer service skills
  • Valid driver license and any other licenses/certifications required by the state
  • Flexibility to work on-call and weekends as needed
