Responsibilities- Community Maintenance – regular/daily onsite attendance, respond to resident and management requests, perform repairs and replacements in community common areas and units.
- Scheduling – assist in the planning and execution of all maintenance/repair related turn events.
- Grounds and facilities upkeep – daily cleanup of exterior areas, grounds, breezeways and common spaces; swimming pool maintenance and cleaning with accurate chemical logs.
- Inspections – daily inspections of grounds, buildings and community features to identify and correct hazardous conditions.
- Preventative maintenance program – maintain a program that extends the life of the community and minimizes future repairs.
- Safety and compliance – adhere to Asset key policy, maintain a well‑organized shop, promote safe work practices, and assist with hazard communications.
- Unit inspections and make‑ready support – assist the Maintenance Supervisor in monitoring inventory, tracking unit status, and supporting general upkeep and cleaning of office and common areas.
- Customer & Resident Relations – provide excellent customer service, monitor turnaround, project a favorable image of the community, enforce policy, and report violations.
- On‑call emergency participation – respond to on‑call emergencies, utilize property resources efficiently, perform additional tasks as directed.
- High School Diploma or Equivalent.
- Basic computer skills and ability to use on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement throughout the job site, frequent ascents and descents of ladders, stairs, ramps, step stools and tight spaces.
- Ability to lift and move objects up to 100 lbs., operate machinery, power tools, motor vehicles and golf carts.
- Exposure to outdoor weather, hazardous chemicals; ability to work overtime, weekends, night hours and on‑call emergencies.
- Occasional stationary positions, standing or sitting for prolonged periods.
- Reliable transportation required due to emergency on‑call duties.
Salary Range
: $21 per hour to $23 per hour
We consider a variety of factors in compensation, including skill set, background, training and certifications.
