Join the Coastal Ridge Real Estate team as a full‑time, non‑exempt Maintenance Technician. In this role you will be responsible for maintaining the safety, comfort, and overall value of our residential communities. You will report directly to the Property Manager.

Miami Preserve – a vibrant off‑campus student housing community just steps from Miami University in Oxford, Ohio. The property features a brand‑new swimming pool, fully furnished 3‑ and 4‑bedroom apartment floor plans with private baths, high‑speed Wi‑Fi, high‑speed cable, wood‑style plank flooring, in‑apartment washer & dryer, dishwasher, microwave, and more. The community also offers a wide range of amenities that enhance the college experience.

As a Maintenance Technician you will:

• Ensure timely and thorough completion of all resident service requests, including after‑hours and emergency needs, and participate in an on‑call rotation.
• Execute unit turnovers and make‑readies for new residents to meet move‑in deadlines with high‑quality standards.
• Proactively maintain exterior and common areas, including grounds, breezeways, and shared spaces.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies, reporting hazards or safety concerns promptly.
• Utilize property resources, tools, and supplies efficiently and safely, maintaining proper care and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster teamwork.
• Maintain the required uniform and uphold a professional, approachable appearance.
• Perform other responsibilities as assigned by management.

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience (HVAC, electrical, plumbing, appliances) strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including use of maintenance management software and email systems.
• Strong problem‑solving skills and the ability to communicate effectively with residents and team members.
• Physical ability to frequently walk and occasionally stoop, kneel, crouch, or crawl; lift/move loads up to 50 lbs and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation for on‑call duties.
