The Hallmark Company is excited to announce an opening for a Maintenance Specialist. This pivotal role involves performing repairs, troubleshooting issues, and conducting preventative maintenance on all apartment equipment, including appliances, basic electrical systems, and plumbing. You will play a key role in upholding the functionality, quality, and aesthetic appeal of our buildings. Candidates must possess their own tools.
Key Responsibilities- Conduct repairs, troubleshoot systems, and perform preventative maintenance utilizing standardized diagnostic methods.
- Demonstrate knowledge and possess tools necessary for on-site basic repairs related to HVAC systems, appliances, water heaters, electrical systems, plumbing, and specialty equipment.
- Be available for emergency maintenance calls 24/7 when scheduled.
- Assist in the training of Groundskeepers and entry-level Maintenance Technicians.
- Troubleshoot all property systems and carry out or oversee necessary repairs.
- Conduct inspections related to maintenance, including building and alarm systems inspections, preparing properties for regulatory agency inspections.
- Perform seasonal maintenance tasks such as winterizing facilities, inspecting HVAC systems, managing swimming pool maintenance, and ensuring all utilities are turned off in vacant units.
- Inspect vacant units to ensure timely turnovers and perform painting as needed.
- Evaluate subcontracted service providers, ensuring documentation of work and quality of service.
- Regularly walk the grounds and common areas to maintain cleanliness by removing litter and debris.
- Clear snow and ice from all walkways and driveways as necessary.
- Attend and complete all required training sessions.
- Carry out administrative duties by accurately recording maintenance requests and managing parts inventory.
- Safely move heavy equipment using appropriate methods.
- Perform other duties as assigned.
- Minimum of two (2) years of maintenance experience or a combination of relevant education and work history.
- Strong interpersonal, verbal, and written communication skills in English.
- HVAC and/or EPA certification is highly preferred.
- Experience in multifamily settings is advantageous.
- Certification as a Certified Pool Operator (CPO) is a plus.
- Fair Housing Certificate is required.
- A valid driver's license is mandatory.
