PositionCERTIFICATION SPECIALIST
The Certification Specialist supports site staff and may cover vacant positions or absent site employees while fulfilling compliance duties. This role assists with certifications, audit preparation or corrections as assigned by the Regional Manager or Community Manager (if applicable) and provides support to site staff.
Qualifications- Minimum of 2 years’ experience with affordable housing programs and regulatory compliance in one or more programs such as: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds. Experience with rent, income and utility allowance adjustments and updates is required.
- High school diploma or equivalency required. College degree in a relatable field preferred, or equivalent combination of education and work experience in property management.
- Affordable Housing/Tax Credit certification preferred (C3P, HCCP, HCP-E, COS, TCS, CPO, FHC, NAHP, NAHPe, SCHM, etc.).
- Valid driver s license, good driving record, current motor vehicle insurance meeting state requirements, and an operable vehicle that meets driving standards and personal vehicle use policy.
- Strong computer skills (MS Office, Google Apps, property management software, email, internet).
- Assist with property program compliance requirements including timely annual certification processes and agency reports as assigned.
- Conduct applicant/resident certification interviews, gather eligibility documents and verifications, and prepare files for submission to the third-party auditor with high accuracy for quick approval.
- Timely processing of certification files.
- Maintain professional communication with onsite staff, Regional Managers and Compliance team members.
- Keep immediate supervisor informed of work progress and potential issues, with suggestions for improvements.
- Timely updates to internal tracking systems.
- Provide timely responses to Community Manager, Regional Manager, Compliance Specialist and Compliance Director.
- Assist during initial qualifying of NEW construction lease-up properties, re-syndications and/or acquisition/rehab of existing properties, as assigned.
- Overnight and air travel may be required.
- Must be flexible to adjust priorities and assigned properties.
- Consistently and fairly enforce community rules and regulations and standard operating procedures.
- Comply with all Fair Housing Laws and company policies and procedures.
- Promote a professional image by adhering to the dress code policy.
- Conduct communications in a professional manner with employees, residents, prospective residents, clients, vendors, and guests when representing Asset Living.
- Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
- Perform any other duties as directed by the supervisor, including special project assistance.

Salary Range
: $20 per hour to $22 per hour
