Senior Manager, Construction Projects
The Senior Manager, Construction Projects serves as a senior leader within the Real Estate organization, responsible for the strategic planning, financial oversight, and execution construction initiatives across a nationwide portfolio of approximately 104 warehouse and distribution facilities. This role plays a critical part in leading facility relocations, site transitions, expansions, and capital improvement programs driven by real estate strategy. The Senior Project Manager partners closely with Real Estate Transactions, Facility Teams, Finance, Legal, and Operations.
With full ownership of construction governance, the Senior Project Manager oversees capital budgeting, asset retirement estimates, forecasting, funding requests, ensuring rigorous financial discipline and transparency. The role also provides leadership on lease related construction matters, including tenant improvement execution, tenant allowance compliance and collection, and review of construction related legal documentation. In addition, the Senior Project Manager is responsible for designing and implementing a best-in-class project process, creating standardized frameworks that improve predictability, reduce risk.
Through strong cross functional leadership and disciplined capital stewardship, this role ensures the company's real estate assets are efficiently built, optimized, and positioned to support long term business strategy.
Job Responsibilities:
- Manage complete life cycle construction and relocation projects, consolidations, expansions, from feasibility through close out, with a strong focus on cost control and schedule adherence.
- Coordinate with Real Estate, Finance, Operations to implement approved capital and network plans with minimal operational disruption.
- Manage architects, engineers, contractors, and consultants, including competitive bidding, contract administration and performance monitoring.
- Review and approve scope of work, schedules, budgets, and change orders, ensuring alignment with approved funding.
- Conduct site visits and progress reviews to monitor cost, quality, schedule and safety.
- Enforce compliance with building codes, safety standards, environmental regulations, and company policies.
- Identify and implement cost-reduction opportunities without compromising safety or operational requirements.
- Manage execution of tenant improvements, including documentation, compliance, and tenant allowance tracking and collection.
- Coordinate with Real Estate and Finance to ensure accurate recovery of landlord funded improvements.
- Review lease provisions related to construction, maintenance, and asset restoration obligations.
- Partner with Legal to review construction contracts, AIA agreements, work letters, amendments, and change orders.
- Support resolution of construction disputes and contractor performance issues.
- Up to 10% travel, including site visits, project reviews, and relocation support.
- Other duties as assigned.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, Architecture or related field.
- 10+ years of progressive leadership experience in construction, or project management.
- Proven experience managing large-scale industrial or distribution portfolios.
- Strong expertise in: (i) Cap Ex budgeting and forecasting; (ii) Construction-in-Progress (CIP) accounting; (iii) Lease and tenant improvement coordination; (iv) Vendor and contractor management.
- Excellent financial, analytical, and executive communication skills.
- Experience in distribution, logistics, or supply chain environments.
- Professional certifications (PMP, CCM, LEED, Six Sigma or similar).
- Experience leading enterprise-wide process transformation initiatives.
- Bilingual in Spanish/English is a plus.
