Construction Manager- Superintendent Residential

We are seeking an experienced Construction Manager – Residential Superintendent to oversee the successful delivery of residential construction projects from pre-construction through to completion. The successful candidate will be responsible for coordinating daily site operations, maintaining programme schedules, and ensuring that all work is completed safely, efficiently, and to the required quality standards. This role will involve close collaboration with subcontractors, suppliers, inspectors, clients, and internal project teams.

Key responsibilities include planning and supervising construction activities, reviewing drawings and specifications, coordinating trades, and monitoring progress against milestones and budgets. You will conduct regular site inspections, identify and resolve issues, manage variations, and ensure compliance with building codes, permits, health and safety requirements, and environmental regulations. The role will also require accurate maintenance of site records, progress reports, schedules, inspection documentation, and handover information.

You will be expected to lead site meetings, manage subcontractor performance, coordinate material deliveries, and maintain a clean, organised, and professional work environment.

Applicants should have proven experience supervising residential construction projects, ideally across multiple builds or developments. A strong understanding of construction methods, sequencing, residential standards, and site safety practices is essential. You will need excellent communication, leadership, organisation, and problem-solving skills, together with the ability to manage competing priorities and make sound decisions under pressure. Proficiency with construction scheduling, reporting, and project management systems will be advantageous.

Relevant trade, construction management, or site supervision qualifications are preferred, along with appropriate safety certifications. A valid driver’s licence and the flexibility to travel between project sites may also be required.
