Overview
Primarily responsible for working with customers interested in identifying and obtaining permanent FHA/VA and conventional mortgage loans and other residential mortgage programs that best meet the customer’s financial needs and objectives, while adhering to the requirements of federal registration under the SAFE Act.
Primary Responsibilities- Interview applicants to collect and analyze information regarding income, assets, debts, credit data, and borrower needs.
- Obtain and analyze pertinent financial and credit data.
- Independently assess applicant creditworthiness and issue pre‑qualification statements of eligibility.
- Determine which products best meet the customer’s needs and advise on advantages and disadvantages.
- Make recommendations to customers regarding other bank products or alternative lending vehicles as needed.
- Cultivate new mortgage business and market, service, and promote the bank’s mortgage products.
- Solicit residential first mortgages through contacts with realtors, builders, and developers.
- Travel to prospective customers’ homes or business locations and follow up via telephone.
- Negotiate terms and conditions of loan with mortgagors and bind the bank as appropriate.
- Ensure lending compliance with all origination procedures, policies, and regulatory requirements.
- Advisors management on effective compliance strategies and potential policy modifications.
- Monitor trends and developments in the local real‑estate market and regulatory changes.
- Represent the bank in the community, including seminars to the public and real‑estate agents.
The incumbent works under limited supervision, often outside the office, interacting with customers, realtors, and internal bank personnel to develop and maintain relationships.
Education and Experience Required- Associate’s degree and 2 years of sales experience, or a combined minimum of 4 years of higher education and/or relevant work experience, including at least 2 years of sales experience.
- Thorough knowledge of FHA/VA regulations, conventional loan requirements, and real‑estate law.
- Responsibility for establishing and maintaining federal registration requirements outlined in the SAFE Act.
- General knowledge of personal computers and software used by the Residential Mortgage Department.
- Proven sales ability, strong mathematical skills, self‑motivation, excellent verbal and written communication.
- Ability to interact with individuals at all income levels, work independently, and meet critical time constraints.
- Commission‑based compensation with a draw advanced.
