Project Manager - Multifamily Developments
Job Description
We are seeking a highly skilled and experienced Project Manager to oversee the entire lifecycle of ground-up multifamily developments. The ideal candidate will be responsible for managing projects ranging from 150 to 300+ units with a construction value of $25M and above. This role requires collaboration with various stakeholders, including Owners, Architects, Engineers, and Consultants, to ensure successful project execution.
Responsibilities
* Manage the entire project lifecycle for ground-up multifamily developments.
* Oversee projects ranging from 150 to 300+ units with a construction value of $25M and above.
* Coordinate with Owners, Architects, Engineers, and Consultants.
* Serve as the primary point of contact for all project stakeholders.
* Develop and maintain master project schedules using Primavera P6, MS Project, or equivalent.
* Identify schedule risks and implement recovery plans as needed.
* Coordinate sequencing with Superintendents and subcontractors.
* Ensure milestones, inspections, and turnover dates are met.
* Prepare and manage project budgets, forecasts, and cost reports.
* Review and approve subcontractor pay applications.
* Manage change orders, contingency, and cost mitigation strategies.
* Ensure accurate job cost reporting and financial tracking.
* Assist with subcontractor buyout and scope review.
* Lead project meetings, OAC meetings, and coordination sessions.
* Enforce contract compliance and scope clarity.
* Collaborate closely with Superintendents to drive field execution.
Essential Skills
* 6-8 years of experience in Wood frame NJ multifamily construction.
* Proficiency in project management and construction management.
* Experience in preconstruction processes, including reviewing drawings, leveling sheets, and compiling bid packages.
* Ability to independently build schedules and manage project coordination.
* Proficiency in Excel, Procore, and Microsoft Office Suite.
* Experience with change orders and RFIs.

* Bachelor's degree in Construction or a related field.
Work Environment
Work hours are from 8:00 AM to 5:00 PM in an office setting. A computer will be provided. The role offers the opportunity to be part of a growing firm with a steady backlog of projects and the potential to join the leadership team. Performance bonuses are available for successful project completions.
Job Type & Location
This is a Contract to Hire position based out of Paramus, NJ.
Pay and Benefits
The pay range for this position is $57.00 - $67.00/hr.
