Position: Director of Projects (Construction)

The Director of Projects is a leader within the construction division that is accountable for client satisfaction, revenue retention, and organic revenue growth within their accounts. This role leads the Projects department in strategic planning and execution of capital construction projects, managing a concurrent portfolio of active buildouts, renovations, and rollouts.

This position is equally responsible for (1) delivering projects on time, on budget, and to specification, (2) expanding the commercial relationship within existing accounts through proactive identification of new project opportunities, (3) partnering with the Sales team to pursue and win new project business, and (4) serving as a technical resource for client-facing conversations and internal support & development. The Director of Projects reports to the VP of Construction, Leo FS and is a member of the divisional leadership team.

Client

Relationship & Revenue Growth
  • Develop and grow relationships among key stakeholders for assigned project accounts, acting as the client s single point of accountability from scope through closeout.
  • Own client satisfaction and retention for project accounts, conducting regular business reviews and identifying at-risk relationships before they escalate.
  • Drive organic revenue growth within existing accounts by proactively identifying capital project opportunities through site visits, client conversations, and coordination with the Repair & Maintenance, Planned Maintenance, and Specialty divisions.
  • Partner with the Sales team to pursue new project business, including participation in client presentations, RFP responses, site walks, and proposal development.
  • Collaborate with Customer Success Managers (CSMs) as a technical subject matter expert, supporting CSM-led client conversations with project feasibility, scoping, and estimating insight. This is a critical cross-functional partnership as the CSM role scales across the organization.
  • Build and maintain a network of client-side contacts across facilities, construction, and procurement functions to deepen account penetration.
  • Present client performance insights, pipeline status, and growth opportunities during recurring executive and leadership meetings.
  • Establish and be responsible for achieving annual revenue growth targets for assigned project accounts, including maintaining specified margin levels.
Project Execution & Operations

The Director of Projects manages a portfolio of concurrent construction projects at varying scales. Capacity expectations are structured as follows:

  • Large-scale projects ($500K+):
    Ability to manage 1–2 active projects concurrently, with supporting project management resources as needed.
  • Standard buildouts ($250K–$500K):
    Ability to manage up to 3 active projects concurrently through the full project lifecycle.
  • Smaller-scale projects ($5K–$250K):
    Additional oversight responsibility for estimates, proposals, and execution quality, which may be delegated to project managers on the team.
Core execution responsibilities
  • Prepare and deliver high-quality project estimates, ensuring competitive pricing that protects target margins.
  • Review architectural plans, specifications, and project documentation to ensure proper scoping and execution.
  • Manage the full proposal lifecycle for clients and vendors, including budgeting, pricing strategy, and contract negotiations.
  • Conduct site visits to evaluate project progress, quality, and margin improvement opportunities.
  • Coordinate with third-party staffing providers and subcontractors for on-site project supervision to meet client expectations and timelines.
  • Oversee quality control processes to ensure deliverables meet established standards and contractual commitments.
  • Proactively manage project risks, including schedule, budget, safety, and compliance risks, and ensure adherence to legal and industry regulations.
Financial Management
  • Accountable for project margin, cost control, and change order management within the departmental P&L. This includes job-level profitability tracking and variance analysis against estimates.
