Promontory Club is looking to fill a vacancy for its development and construction arm, Promontory HOMES, and the position of Purchasing Agent-Residential Full Time.

WHAT IS THE OPPORTUNITY?

Promontory has been approved to construct over 1,900 luxury residential properties. Offering a wide range of products from resort villas to large semi-custom homes. We focus on high-end luxury residential real estate. The Purchasing Agent will be responsible for the financial success of construction, including but not limited to vendor relations, estimating, bidding, contracting, and ensuring projects meet budget demands.

POSITION DESCRIPTION

The Purchasing Agent is responsible for completing proactive estimating and purchasing activities on multiple projects at one time. This includes vetting of new contractors, maintaining strong vendor relations, providing quality takeoffs, using historical or current market unit pricing to gauge appropriateness of contractor proposals, solicitation of and analyzing market quality bids, performing bid leveling and ensuring bids are complete, creation of Purchase Orders/recommendations for award to management.

You will be encouraged to exercise creativity in finding and recommending value engineered solutions to achieve cost effective solutions.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Contracting of all scopes of work related to new home residential construction.
  • Bid, negotiate, and make recommendations for contract award.
  • Create and issue Purchase Orders in company approved computer software (Buildertrend) based on award recommendation for work to be performed.
  • Use market strategies including understanding of market unit rates and unbundling of labor and materials where applicable to ensure justified market pricing.
  • Familiar with RFI’s, and can manage them to ensure that estimates and pricing are accurate.
  • Uses sound estimating judgement with historical pricing data and future cost escalations.
  • Collaborate with other team members including accounting, design center, field project management, and office management to ensure business goals are met.
Vendor Maintenance
  • Interview and vet new potential contractors for bidding and potential awarding of work.
  • Facilitate a collaborate environment with contractors, local distributors, and manufactures.
  • Measure contractor performance, track and counsel with management.
Analytics/Process Improvement
  • Analyze total spend by scope to identify opportunities to leverage better efficiency and cost spend.
  • Develop an understanding of contractors’ cost drivers.
  • Maintain scopes of work.
  • Maintain and update base budgets.

Qualifications

KNOWLEDGE

SKILLS AND ABILITIES:

  • Associate or Bachelor’s degree in business administration, construction management, supply chain management and/or minimum of 2 years’ related experience working on residential projects.
  • 2-4 years of estimating/purchasing experience, including researching and reading plans, material takeoffs, labor and material unit pricing.
  • Experience estimating/purchasing residential projects of $2+ million dollars.
  • Knowledge of architectural, mechanical, electrical, and plumbing systems.
  • Ability to analyze bids, proposals, estimates, including labor rates, fringe benefits, overhead, and profit.
  • Has a working knowledge of construction law and practices.
  • Has strong negotiation skills.
  • Ability to communicate with contractors, vendors, and employees at all levels of the organization.
  • Thorough and attentive to details; organizational skills and can run multiple tasks simultaneously.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web-based applications. Bluebeam & Buildertrend knowledge…
