Job Details
Desired salary: $60,000 - $100,000 per year. Must run 5–7 jobs on site, each valued at $3M–$10M. Computer skills required, though most work will be site‑focused.
Responsibilities- Ensure thorough and competent management of project schedule, budget, resource allocation, and documentation throughout the build life‑cycle.
- Maintain timely and effective communication with team, field staff, client, owner’s representative, design partner, and others.
- Adopt a proactive, flexible, and responsive attitude when faced with partial blueprints, design changes, challenges, and opportunities.
- Value engineer as needed with cost analysis and recommendations.
- Maintain project schedules.
- Identify, qualify, and manage subcontractors—including RFPs, bid management, contracts, scope of work, completion of work, payment, evaluation, safety compliance, retainage, and close‑out.
- Manage materials‑related activities such as submittals, change orders, take‑offs, pricing, and orders.
- Manage project documentation including owner’s manuals, submittal logs, job logs, safety documentation, project communication files, and permitting.
- Review shop drawings for windows, cabinets, and other building elements as needed.
- Assure project close‑out, including warranties, materials, finish schedules, etc.
- Conduct post‑construction occupancy review.
- Participate in company growth, community engagement, and milestone cultivation in line with strategic objectives.
- Act as project liaison to the Service Department as needed.
- 5+ years of high‑end residential construction experience.
- Ability to read and interpret architectural drawings and specifications.
- Excellent communication, team‑building, and mentoring skills.
- Ingenuity based on technical and materials knowledge.
- Proficiency in Microsoft Office Suite.
- Lifting up to 50 lbs is a requirement.
