Project Manager | Estimator - Commercial Glass & Glazing

Next Line Glass LLC is a growing commercial glass and glazing contractor specializing in storefronts, curtain walls, windows, entrances, and façade systems for hospitality, multifamily, mixed use, and public projects. We are seeking an experienced Project Manager with strong estimating capabilities to support both preconstruction and project execution.

This role is ideal for a professional who understands the full lifecycle of glazing projects, from takeoffs and pricing through procurement, installation coordination, billing, and closeout.

• Manage awarded glass and glazing projects from kickoff through final closeout
• Coordinate with general contractors, architects, consultants, suppliers, and internal teams
• Review contracts, scopes, drawings, and specifications
• Prepare and manage project schedules, submittals, RFIs, and change orders
• Track project costs, budgets, and overall project profitability
• Coordinate material procurement and installation sequencing
• Conduct project meetings and site coordination
• Prepare monthly billing, pay applications, and closeout documentation
• Perform detailed takeoffs for storefront, curtain wall, windows, doors, and glazing scopes
• Prepare accurate estimates, budgets, and proposals
  
  Assist with value engineering and scope clarification
• Review drawings for constructability and identify scope gaps
• Support bid submissions and post-bid clarifications
• Coordinate with vendors and manufacturers to obtain pricing

• 5+ years of experience in commercial glass and glazing
• Strong knowledge of storefront, curtain wall, window, door, and glazing systems
• Proven experience in both project management and estimating
• Ability to read and interpret architectural, structural, and shop drawings
• Experience with Logikal, Bluebeam, AutoCAD, or similar industry software
• Strong communication, organization, and leadership skills
• Ability to manage multiple projects simultaneously
• Experience working directly with general contractors on commercial projects

• Experience with YKK AP, Akotherm, Alumil, or similar systems
• Experience with hospitality or multifamily construction projects
