Senior Accountant - Joint Venture

We are seeking a Senior Accountant to join our Pasadena office and play an important role in the accounting and financial management of a portfolio of commercial real estate joint ventures. This position offers a broader range of responsibilities than in a traditional property accounting role, with exposure to joint venture partners, executive management, technical accounting matters, financial reporting, and cross-functional business teams.

The ideal candidate is a highly analytical and detail-oriented accounting professional who thrives in a collaborative, fast-paced environment. This individual will take ownership of the day-to-day accounting for an assigned portfolio while developing a strong understanding of the underlying real estate operations and providing meaningful financial insights to internal and external stakeholders. For a motivated accounting professional, this role provides broad exposure across joint venture accounting, financial reporting, real estate operations, and technical U.S. GAAP accounting.

• Manage the day-to-day accounting and financial activities for a portfolio of commercial real estate joint venture properties
• Analyze monthly property-level income statement and balance sheet trends, investigate fluctuations, and identify key financial drivers
• Reconcile general ledger accounts to sub-ledgers and supporting schedules to ensure accurate and timely financial reporting
• Perform monthly bank reconciliations
• Partner closely with Asset Services teams to provide accounting and financial analysis, including evaluating property operating results and leasing activity, reviewing operating budgets, and resolving tenant-related inquiries
• Assist with the preparation and analysis of monthly and quarterly joint venture reporting deliverables for executive management
• Prepare quarterly and annual debt compliance packages
• Research and analyze technical accounting matters, including consolidation, lease accounting, and project cost accounting, and apply U.S. GAAP guidance to business transactions
• Participate in process improvement initiatives, internal and external audit requests, departmental projects, and other strategic accounting initiatives

• Serve as a key accounting liaison between Alexandria and external joint venture partners, building and maintaining productive partnership relationships
• Prepare and present cash flow projections to executive management and joint venture partners and manage capital funding requirements and distributions
• Partner with Asset Services to deliver annual property budgets to joint venture partners
• Respond to partner inquiries and provide timely, accurate financial information and analysis

• Prepare monthly joint venture partner reporting packages, including financial analytics, fluctuation analyses, operational overviews, and executive summaries
• Prepare stand‑alone audited financial statements and coordinate directly with external auditors to successfully complete annual audits
• Stay current on new accounting pronouncements and evaluate their potential impact on joint venture financial statements and accounting practices
• Provide financial reporting support for the preparation of the Company’s quarterly and annual SEC filings, including Forms 10-Q and 10-K, as well as quarterly supplemental reporting

• Bachelor’s degree in accounting, finance, or a related field required
• CPA or progress toward CPA certification preferred
• At least years of relevant accounting experience required
• Public accounting experience highly preferred
• Commercial real estate accounting experience at a public company preferred
