Avalon Bay Communities is searching for a dedicated Porter/Custodian to join our dynamic team.

As a key player, you will maintain the exterior and interior physical condition of the community according to operating and safety standards. This role blends maintenance work and custodial duties.

• Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
• Clean and sanitize high‑traffic areas, including lobbies, hallways, elevators, and recreational spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and kept tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch‑ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents’ needs and concerns in a courteous manner.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Complete work orders.

• 0‑1 year of experience in custodial/maintenance work.
• A valid driver’s license.
• Ability to communicate with associates and residents to provide customer service.
• Ability to read and understand policies and procedures (Key Control Policy, Apartment Home Turnover Policy, Maintenance Emergency policies).
• Knowledge of cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), and proper application of chemicals.
• Knowledge of personal protective equipment (PPE) and ability to use it properly.
• Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
• Knowledge of paint types and tools.
