MaintenanceTechnician
The Maintenance Technician is responsible for carrying out corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the Technician assists with the make‑ready process to meet property operational objectives.
Essential Duties & Responsibilities- Regular on‑site attendance and responsiveness to resident/management requests.
- Repair and replace fixtures in common areas and units.
- Assist with scheduling and execution of all maintenance/repair events.
- Maintain exterior grounds, breezeways, and common areas.
- Perform swimming‑pool maintenance and maintain accurate chemical logs.
- Inspect grounds, buildings, and community features daily to identify hazards.
- Maintain preventative maintenance program to extend asset life.
- Follow Asset key policy and OSHA guidelines.
- Keep the maintenance shop organized and properly stocked.
- Assist the Maintenance Supervisor with hazard communications and safe work practices.
- Participate in unit inspections and monitor inventory of equipment and supplies.
- Maintain accurate service‑request records and provide updates on EPA/OSHA standards.
- Assist with general upkeep of office, common areas, and model unit.
- Report violations of community rules to supervision.
- Participate in on‑call emergency response at the community.
- Use property resources, equipment, and supplies efficiently.
- Perform additional tasks as requested by the Maintenance Supervisor or Community Manager.
- Provide excellent customer service and manage request turnaround times.
- Project a favorable image of the community to achieve property objectives.
- Ensure consistency in resident interactions and enforce delegated policies.
- High School Diploma or equivalent.
- Basic computer skills and understanding of onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement between work sites, including ladders, stairs, and confined spaces.
- Ability to lift, move, and operate equipment up to 100+ lbs.
- Work in various environments, often outdoors, and handle hazardous chemicals.
- Remain stationary, standing, or sitting for prolonged periods.
- Work overtime, weekends, and night hours for on‑call emergencies.
- Reliable transportation for emergency on‑call duties.
Salary Range
: $23.00 per hour to $23.00 per hour
