Senior Maintenance Technician
Community:
Haven at Del Mar Station Apartments (347 units), located in Del Mar Station. This position is part of Fairfield's multifamily housing operations.
The Senior Maintenance Technician performs daily maintenance tasks, diagnoses and repairs issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. This role ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. It also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.
WhatYou'll Do
- Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, pool, appliances, drywall, and exterior structures.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities; ensure safety and cleanliness of buildings and grounds.
- Maintain exterior property for curb appeal.
- Schedule and document preventative maintenance and apartment turns; conduct regular inspections of common areas and equipment.
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor; coordinate move‑ins and move‑outs.
- Assist with safety meetings and compliance with policies and regulations; report potential liabilities and ensure property compliance.
- Maintain inventory and assist in purchasing materials and supplies.
- Participate in resident functions and assist with posting notices.
Education and Certifications
High school diploma or equivalent required. HVAC‑EPA (TypeII) or EPA Universal license strongly preferred; applicants without an EPA license will be required to obtain one within 90 days of hire. Certified Pool Operator (CPO) license strongly preferred; applicants without a CPO license will be required to obtain one within 90 days of hire. Valid driver’s license may be required.
Experience2+ years of experience in property maintenance or a related field. Experience in supervising contractors preferred but not required.
Skills and Competencies- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to read, write, understand, and communicate in English.

- Knowledge of safety regulations and compliance requirements.
- General computer skills including operating a mobile device.
- Superior customer service skills including managing difficult customers or situations.
- On‑call availability for after‑hours emergencies.

- Pay range: $27.90 – $31.20 hourly, plus possible allowances.
