Job SummaryResponsible for performing facilities maintenance work involving two or more skilled trades. Performs intermediate level tasks and works more independently as training and experience increase.
Duties and Responsibilities- Perform work in at least two or more of the following trades in the maintenance and repair of buildings and related fixtures, or have significant emphasis in one of the higher level licensed trades:
Electrical;
Heating, Ventilation and Cooling; or Plumbing. - Plumbing: basic repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves on washing machines and water supply; remove, clean, reseal, replace defective parts or units; install water heaters, garbage disposals, faucets and sinks.
- Washer/Dryer repair: routine maintenance on washers and dryers, including cleaning lint ducts and vents, replacing hoses and fittings as required; refer more complex problems to supervisor.
- Heating, Ventilation and Air Conditioning (HVAC): identify causes of faults, perform repairs on HVAC units, locate defects, plan work, select tools and testing devices, and complete repairs per trade practices.
- Electrical: recognize and report electrical problems, perform repairs as appropriate; replace ballasts, bulbs, and tubes; repair wiring, controls, fixtures, switches, relays, and thermostats as needed.
- Carpentry: measure, cut, construct or repair wood items; basic shop math; repair or replace screens, window/door frames, molding, trim, drywall, and related structures; install or repair items according to specifications.
- Painting: prepare surfaces, apply coatings via brushes, rollers, or spray equipment, thin and mix coatings as directed, ensure finish meets protection requirements.
- Maintain work order log and follow up as required; report status to supervisor; log trouble calls with contractors as appropriate.
- Perform a variety of semi-skilled and unskilled tasks related to operation and maintenance of facilities.
- Work assignments are spot-checked daily via inspection reports to ensure accuracy and compliance; follow-up tasks are carried out independently where applicable.
- Understand safety and environmental rules and regulations for procedures, tools, equipment, chemicals, and safe work practices; complete required safety/security training.
- Occasional exposure to dusty or dirty conditions during repairs; PPE is provided.
- Work may include weekends/holidays and rotating shifts; overtime and emergency call-ins may be required.
- General
Experience:
One year of experience with general maintenance practices involving upkeep of buildings, grounds, fixtures, and equipment. - Substitution of Education for
Experience:
One year of high school education may be substituted for up to three months of general experience; equivalent to a High School Diploma or GED for one year of general experience. - Specialized
Experience:
Three years of general maintenance work across multiple trades (air conditioning/refrigeration, electrical, plumbing, carpentry, painting, etc.) with knowledge of safety and environmental regulations and safe work practices. - Physical Requirements: Standing, stooping, bending, kneeling, climbing; ability to perform moderately strenuous physical labor; lifting up to 50 pounds frequently (100 pounds with assistance); ability to climb stairs and ladders and work in uncomfortable positions.
