Scopeof Position
Monitors all Quality activities on a project and ensures compliance with the Quality Implementation Plan (QIP). Participates in design phase activities and document reviews. Understands design documents and performs preconstruction (preparatory) meetings, first‑work‑in‑place (initial) observations, and periodic (follow‑up) observations to ensure compliance with the design documents, submittals, manufacturer’s requirements, and best practices. Promotes use of materials, finishes, and details with excellent long‑term quality performance.
Job Responsibilities- Initiates QIP on every assigned project.
- During the design phase:
- Conducts design Quality kick‑off meeting.
- Ensures design reviews are completed and signed off at 30% and 100%.
- Ensures Quality risks and mitigation plans are established and documented.
- Personally reviews final documents on all assigned projects.
- Ensures that geotechnical, concrete, and envelope reviews are held on all assigned projects. Performs geotechnical report review. Advises Project Director, Construction Project Manager, and Design Project Manager on critical related information.
- During the construction phase:
- Conducts construction Quality kick‑off meeting.
- Participates in the selection and evaluation of independent testing agencies. Develops budgets, administers contracts, and monitors scheduled activities such as reports, field activities, tests, and inspections on all agencies contracted. Distributes test results to appropriate design and Quality team members.
- Performs testing, when required, on all scheduled activities not covered by the testing agency or subcontractor.
- Finalizes the remaining Quality risks with well‑developed mitigation plans.
- In conjunction with the Project Manager and Superintendent ensures all precon/preparatory meetings required by the QIP are conducted. Conducts meetings in area of expertise and where appropriate.
- Ensures that all first‑work‑in‑place (initial) observations are scheduled and conducted. Also monitors progress of all required corrective measures. Performs observations in areas of expertise.
- Ensures in cooperation with Design Project Manager, Construction Project Manager, and Superintendent that all site (follow‑up) observations are conducted. Performs all assigned QA inspections, prepares reports, documents deficiencies, and monitors progress of deficiency correction.
- Performs the following QC checks during site visits: verification of materials; compliance with material storage, protection, and maintenance requirements (including motors); material installation compliance with documents (foundation systems, slab on ground, structural framing systems, building enclosure systems, interior partitions, interior finishes, mechanical system installations, electrical system installations, and equipment installations). Notifies the project team to provide assistance for checks in areas outside of expertise.
- During the closeout phase:
- Ensures in cooperation with the Construction Project Manager and Superintendent that Haskell completion conference and subcontractor completion conferences are conducted and documented.
- Monitors that AE punch lists are created and completed.
- Performs final QA punch list, documents findings, and verifies and documents completion of those items.
- Conducts, in conjunction with the Project Director, Design Project Manager, and Construction Project Manager, a Lessons Learned meeting. Prepares Lessons Learned document and distributes to project team and Director of Quality.
