Description

We are seeking an experienced Commercial HVAC Project Manager to oversee the successful planning, coordination, execution, and closeout of commercial HVAC projects. The ideal candidate will have strong knowledge of commercial HVAC construction, project scheduling, estimating, subcontractor coordination, budgeting, and documentation.

The successful candidate will be comfortable working with construction technology and project management platforms such as Procore, Autodesk Construction Cloud, Autodesk Build, BIM 360, or similar software
. This position requires someone who can effectively manage multiple projects while maintaining strong communication with customers, general contractors, field teams, vendors, and internal leadership.

Requirements

Project Management
  • Manage commercial HVAC projects from contract award through final completion and closeout.
  • Review project plans, specifications, drawings, scopes of work, and contract documents.
  • Develop and maintain project schedules, budgets, and milestones.
  • Monitor project costs, labor, materials, equipment, and subcontractor expenses.
  • Identify potential project risks and develop solutions to prevent delays and cost overruns.
  • Ensure projects are completed on schedule, within budget, and according to contract requirements.
  • Conduct regular project reviews and communicate project status to company leadership.
Construction Coordination
  • Coordinate HVAC installation activities with general contractors, subcontractors, vendors, and field personnel.
  • Work closely with Superintendents, Foremen, installers, engineers, and other project stakeholders.
  • Coordinate equipment deliveries, material procurement, manpower, inspections, and commissioning.
  • Review architectural, mechanical, structural, electrical, and plumbing plans for coordination issues.
  • Identify conflicts and constructability concerns before they impact the field.
  • Participate in project meetings, pre-construction meetings, progress meetings, and coordination meetings.
Drawings, BIM & Project Technology
  • Review and manage construction drawings, specifications, submittals, RFIs, change orders, and other project documentation.
  • Utilize Procore and/or Autodesk Construction Cloud/Autodesk Build/BIM 360 to manage project documentation and communication.
  • Coordinate with drafting/BIM personnel regarding shop drawings, equipment layouts, ductwork, piping, and mechanical systems.
  • Review drawings for accuracy and coordination with other trades.
  • Assist with BIM coordination and clash detection when applicable.
  • Maintain accurate and organized electronic project files.
Financial & Contract Administration
  • Track project budgets, committed costs, billing, labor, material, and project profitability.
  • Review and approve purchase orders, subcontractor invoices, and vendor invoices.
  • Prepare and manage change orders, potential change orders, and extra work.
  • Review project scope to identify work that falls outside the original contract.
  • Assist with monthly billing, projections, cost-to-complete reporting, and forecasting.
  • Work with accounting to resolve billing and payment issues.
  • Maintain accurate project documentation to support change-order and payment requests.
Submittals, RFIs & Closeout
  • Coordinate and manage equipment and material submittals.
  • Prepare, submit, and track RFIs.
  • Review responses and communicate changes to field personnel.
  • Track inspections, testing, startup, commissioning, and punch-list completion.
  • Manage project closeout documentation, including warranties, O&M manuals, as-builts, equipment documentation, and owner turnover requirements.
Customer & Contractor Relations
  • Develop and maintain professional relationships with general contractors, owners, engineers, architects, vendors, and subcontractors.
  • Serve as a primary point of contact for assigned HVAC projects.
  • Communicate project progress, challenges, schedule changes, and solutions effectively.
  • Address customer concerns promptly and professionally.
  • Represent the company in a professional manner throughout the project lifecycle.
Required Qualifications
  • 5+ years of commercial HVAC project management experience preferred.
  • Strong understanding of commercial HVAC systems, including:
    • RTUs
    • AHUs
    • VRF/VRV systems
    • Chillers
    • Boilers
    • Split systems
    • VAV systems
    • Ductwork
    • Hydronic piping
    • Refrigeration piping
    • Controls/BAS
  • Ability to read and interpret mechanical plans, specifications, and construction documents.
  • Experience managing project budgets, schedules, subcontractors, and vendors.
  • Strong understanding of commercial construction processes.
  • Excellent written and verbal communication skills.
  • Strong organizational and time-management abilities.
  • Ability to manage multiple projects simultaneously.
  • Proficiency with Microsoft Office, particularly Excel and Google sheets
