Construction Manager Associate

The Construction Management Associate is responsible for assisting the Construction Manager in all aspects related to a construction project. This will include, but not be limited to, General Contracting projects, larger-scale Contracting Patch and Repair Projects, Trem Cares, etc. This will involve working closely with the Construction Manager, Project Superintendent, or WTI Technician assigned to the project to ensure the project is executed effectively, completed safely, and all contractual obligations are adhered to.

Additional duties will include participating in on-site meetings, developing the scope of work, reviewing proposals, specifications, and project schedules, assembling project submittals, obtaining building permits, and completing project closeout documents, as well as other duties as directed by the Construction Manager.

The Construction Management Associate is responsible for contributing to and validating proposals and specifications. This includes the Conceptual Phase (specification development, establishment of milestone dates), Program Planning Phase, Design Phase, conducting Pre-Proposal Meetings, Proposal Phase, Construction Phase, conducting Pre-Construction, Effective Close-out, Cost Estimates and Schedules, and use of ebuilder for all project documentation per policy manual.

The Construction Management Associate assists the Construction Manager in tracking project costs, budget variances, and profitability. They are accountable for Quality Assurance, ensure subcontractor has submitted the required documents, establish timelines and goals, manage key metrics and report on as required. When needed, they coordinate with Program Managers, Project Administrators, Project Estimators, Specification Writers, Sales Representatives, and RBM. They assist in the review of submitted proposals and contractor interviews for specification and contractual compliance, review of line-item generated proposal documents, and direct Project Superintendents as needed.

Able to juggle multiple priorities and demonstrate good task management; excellent customer service skills and ability to build relationships; technical knowledge of all products and services that WTI offers; understanding of Construction Management tasks;

superior written, oral, and digital communication skills; able to create performance reporting; 24-hour response to all inquiries; and ability to use and understand Microsoft Office and other software as required.

The Construction Management Associate collaborates with the Construction Manager and Sales Representative to define the project scope of work. They complete specification request and related documents and are responsible for specification review as required by the Construction Manager. They conduct Pre-Proposal Meetings and distribute completed Pre-Proposal Meeting documentation to all applicable parties. They assist the Construction Manager in reviewing proposals and prepare Proposal Documents as directed by the Construction Manager.

They publish Project Schedule, assist the Construction Manager in planning and coordinating the Pre-Construction Meeting, engage with the Project Superintendent to provide necessary project information, conduct Pre-Construction Meeting and distribute completed Pre-Construction Meeting documentation to all applicable parties, and obtain a Building Permit when required.

They review Daily Inspection Forms and ensure they are distributed to all applicable parties and uploaded into project files. They visit the job site as necessary or directed by Construction Manager, conduct weekly Progress Meetings, virtual or onsite, and distribute meeting minutes to all applicable parties. They maintain Project Schedule and update on a weekly basis, perform site audits as appropriate, review subcontractor payment requests with the Construction Manager, assemble AIA billing applications for the Construction Manager's review and approval, and assist Construction Manager, Project Superintendent, Subcontractor, Owner, or Sales Representative as needed.

They assist the Construction Manager in coordinating the final inspection and ensure all required documents are uploaded into the project files.

Other requirements include the ability to travel out of town, which may include overnight travel; must have transportation and a valid driver's license; ability to work weekends and/or holidays if needed; ability to pass a pre-employment drug test; ability to read, write, and speak English; and open to relocation after completion of the program.
