This full‑time Estimator role is an on‑site position based in Bryn Mawr, PA. The Estimator will review architectural plans, specifications, and project documents to prepare accurate quantity takeoffs and cost estimates for custom residential construction. Day‑to‑day responsibilities include:

• Prepare detailed work authorizations and scopes of work for custom home and renovation projects.
• Process and price change orders, coordinating with subcontractors and suppliers for accurate cost input.
• Develop and maintain project budgets and cost estimates from preconstruction through completion.
• Solicit and evaluate subcontractor and vendor bids.
• Review architectural drawings and specifications to identify scope, quantities, and potential cost impacts.
• Track project costs against budget and flag variances.
• Collaborate closely with project managers/superintendents and the design team to keep pricing aligned with client selections.
• Maintain organized, up‑to‑date documentation for all estimates, authorizations, and change orders.

• Experience estimating for custom home building or high‑end residential renovation (luxury/high‑end preferred)
• Demonstrated track record with vendor and subcontractor coordination, bid comparison, and negotiation of pricing and terms.
• Strong understanding of construction methods, materials, and sequencing.
• Proficiency with estimating and project management software.
• Excellent attention to detail and organizational skills.
• Skilled in time management, organization, and attention to detail to handle multiple projects and deadlines.
• Strong written and verbal communication skills and the ability to collaborate effectively with superintendents, project managers and external partners.
• An associate or bachelor’s degree in construction management, engineering, architecture, or a related field is preferred.
