Position Overview:

The Director of Real Estate is responsible for negotiating, coordinating, and executing real estate deals for new stores, relocations and renewals. This position requires experience and skills in site selection, negotiating letters of intent and assisting Real Estate Legal counsel in negotiating leases. The responsibilities include the evaluation of demographics, financial measures, competition, business potential and location for new store site locations (in the Midwest.)

Primary Responsibilities:

  • Travel 50% of the role throughout the Midwest region.
  • Analyze and understand real estate market trends and present findings to senior leadership.
  • Identify site locations that meet the forecasted expenditure anticipated to maintain profitability projections.
  • Evaluate demographics, competition, location and business potential for site acquisition.
  • Prepare and present store acquisition information to executive leaders.
  • Negotiate rent, term, and capital contribution for potential stores.
  • Manage the selection process for new sites; including assisting Real Estate counsel in the negotiation of lease agreements and completing all necessary due diligence for lease execution.
  • Maintain a close relationship with the Construction, Facilities, Operations and Executive teams.
  • Ensure site selection meets the necessary budget requirements set by the company.
  • Assist Construction Project Managers as needed to obtain permits, Landlord consents and complete store buildouts.
  • Build relationships across the real estate industry, to include real estate brokers, owners, landlords and leasing agents.
  • Complete any additional responsibilities and/or duties as assigned.

Qualifications:

  • Bachelor’s degree in accounting, finance, business administration or real estate related field is required.
  • 10+ years of prior retail real estate experience with a national or regional shopping center owner, retailer or restaurant chain required.
  • Strong analytical, prioritizing, interpersonal and negotiating skills.
  • Ability to use Microsoft Office (including Word, Excel and PowerPoint), Adobe Acrobat, Kalibrate (or similar) and lease administration platforms such as MRI.
  • Ability to work independently while maintaining strong working relationships with others.
  • Ability to adapt well to change in direction in a fast-paced work environment.

Physical Requirements:

  • Ability to sit at a desk to work on a computer for an extended period of time.
  • Ability to see, hear, and speak regularly.
  • Ability to grip, reach, and pinch with arms and hands frequently.
  • Ability to bend and twist occasionally.
  • Ability to work in a constant state of alertness and safe manner.
