Location: Upper Darby

We're seeking a driven, analytical, outgoing, and highly organized Associate Director of Development to source, evaluate, and execute real estate development opportunities across Greater Philadelphia — primarily in the suburbs, with selective opportunities in Center City.

The ideal candidate is a natural relationship builder who genuinely enjoys meeting new people, socializing, attending industry events, and promoting Core Development. The role requires strong underwriting skills and a hands‑on project management mindset to support the acquisition and pre‑development process.

Key Responsibilities Acquisitions & Underwriting
  • Source and evaluate off‑market and listed development opportunities through broker, owner, and industry relationships.
  • Build and maintain relationships with brokers, property owners, lenders, municipal officials, and other industry participants — through consistent outreach, events, and follow‑up — to generate deal flow and strengthen the company's brand.
  • Build and review financial models, development pro formas, and offering memorandums that clearly communicate project costs, budgets, returns, risks, and next steps.
  • Manage due diligence from contract execution through closing.
  • Coordinate consultants (architects, engineers, etc), tracking deadlines, deliverables, and open issues.
  • Support zoning and land development approvals.
  • Manage LOIs and purchase agreements, financing and closing coordination, and ongoing communications with sellers, brokers, lenders, and equity partners.
  • Build and maintain tracking tools that monitor deal and approval milestones.
Qualifications
  • Bachelor's degree in real estate, finance, engineering, architecture, urban planning, or a related field.
  • 2–5 years in real estate development, acquisitions, project management, or brokerage.
  • Demonstrated project management experience — coordinating multiple concurrent deals or projects, tracking deadlines and deliverables, and keeping stakeholders aligned from due diligence through closing.
  • Strong grasp of development economics, financial modeling and due diligence.
  • Familiarity with PA entitlement processes is a plus.
  • Entrepreneurial, adaptable, and hands‑on in a lean, fast‑paced environment.
  • Core tools:
    Claude, Excel and Microsoft Office. Bluebeam Revu is a plus.
