Job Title

Facilities Technician - Union

Purpose

Responsible for operation, repair, and maintenance of building-related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, and other building mechanical systems in a Medical Building environment across multiple buildings. Work may involve lifting heavy equipment and exposure to extreme heat or cold. Receives and responds to service calls via assigned cell phone or work order application, takes immediate action to resolve emergency situations or system breakdowns.

Oversees outside vendors who provide site-specific service and repair of specialty equipment.

Responsibilities
  • Equipment operation, repair, and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, and heat exchangers.
  • Safe off and repair of pipe leaks; sweat/braze copper pipe; thread black pipe.
  • Troubleshoot equipment that is not functioning properly; make repairs or channel questions and concerns to the project manager.
  • Complete all tasks associated with Preventive Maintenance (PM).
  • Assist in identifying open issues in the PM program; provide equipment and tasking updates as needed with the Project Manager.
  • Clean coils in air handling units and convectors to maintain optimum heat exchange.
  • Place online or take offline seasonal chilled and hot water systems.
  • Routine operation and inspection of emergency generator and associated components.
  • Requisition necessary materials and supplies to complete required repairs or PMs.
  • Perform routine and preventive maintenance duties including filter changes, lubrication, control and performance checks, grease bearings, motors, and dampers.
  • Inspect mechanical and electrical systems, troubleshoot electrical control circuits, operate switch gear 480V or less, record inspections, and write reports to Supervisors.
  • Perform additional duties as required within contractual obligations.
  • Complete varying service or repair requests such as ballast and lamp replacement, ceiling tile replacement, and general building maintenance.
  • Assistance may be needed in other areas or buildings within the portfolio.
Customer Relations
  • Receive and respond to service calls; report to client’s representative on a daily/weekly basis.
Qualifications
  • Required Mechanical Trades or Trade School certification in relevant disciplines (e.g., HVAC, Electrical, Hydraulics, Plumbing).
  • Minimum of five (5) years of experience in operation of commercial building equipment, HVAC, mechanical, plumbing, electrical, and/or electronic systems.
  • OSHA 10 Hour Safety Training Certification is preferred but can be provided.
  • Familiar with Work Order Applications via assigned cell phone; ability to receive-open-close work orders in a timely manner.
  • Experience and proven ability to repair building electrical, plumbing, and HVAC auxiliary systems.
  • Experience and proven ability to safely secure hydronic and electrical systems for maintenance.
  • Strong knowledge of operation of building auxiliary systems (fire-life safety, standby emergency generators).
  • Familiarity with general building systems (e.g., vertical lift equipment, overhead doors).
  • Valid driver’s license as required to drive any assigned vehicles; driving skills with up to 1-1/2-ton truck.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations.
  • Ability to safely climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks.
  • Safely and skillfully use all related hand and power tools.

    Monday to Friday – Day Shift. Overtime and shift work may be required.
