Position Summary

The Commercial Office Building Engineer is responsible for the daily operation, maintenance, and repair of all mechanical, electrical, and plumbing systems within a commercial office property. This role ensures the facility is operating at peak efficiency while maintaining a high standard of safety and comfort for all building occupants. The Engineer is responsible for executing both preventative maintenance tasks and reactive repairs as needed.

Duties and Responsibilities
  • Operates and maintains building systems including HVAC, boilers, chillers, cooling towers, and air handling units.
  • Monitors and adjusts Building Automation Systems (BAS) to optimize energy consumption and maintain tenant comfort.
  • Performs repairs on electrical systems, including lighting, ballasts, and basic circuitry.
  • Handles plumbing maintenance such as repairing leaks, unclogging drains, and maintaining domestic water pumps.
  • Conducts routine inspections of fire and life safety systems, ensuring all equipment is compliant with local codes.
  • Manages refrigerant recovery, reclamation, and documentation in strict accordance with EPA regulations.
  • Responds to tenant service requests in a professional and timely manner.
  • Assists in the oversight of external contractors and vendors during specialized repairs or capital projects.
  • Maintains detailed logs of maintenance activities, parts inventory, and equipment history.
Requirements and Qualifications
  • High school diploma or equivalent; trade school or technical training preferred.
  • EPA Section 608 Universal Certification is required.
  • HVAC Certification or a specialized mechanical trade license is strongly preferred.
  • Minimum of 5 years of experience in commercial building maintenance or a related stationary engineering role.
  • Strong knowledge of mechanical systems, including the ability to read blueprints and technical schematics.
  • Proficiency with hand tools, power tools, and diagnostic equipment such as multimeters and manometers.
  • Basic computer literacy for using building management software and digital work order systems.
  • Ability to work a flexible schedule, including being available for on-call emergency rotations.
