- Install, maintain, and repair heating and air‑conditioning equipment including boilers, motors, switches, pumps, wiring, thermostats, and fans.
- Read and interpret blueprints, manuals, building regulations, and codes to ensure proper installation and maintenance.
- Diagnose electrical and mechanical faults for HVAC systems.
- Demonstrate knowledge of building automation systems.
- Ensure efficient and continuous operation of equipment through preventive maintenance.
- Operate snow and ice removal equipment and apply chemicals and other ice‑control products.
- Assist Master Maintenance Technicians as a Class “A” Maintenance Technician within a specific craft/skill; perform duties of Maintenance “B”, “C” Technicians, and Custodian when needed.
- Acquire an intermediate skill level in at least one additional craft (painting, carpentry, automotive mechanic, air conditioning, electrical, mill right, diesel mechanic, heating, or heavy equipment operation) within one year of hire.
- Maintain a valid driver’s license in accordance with company and regulatory standards.
- Perform routine inspections on all equipment to ensure equipment is in top working order and record inspections and maintenance of equipment according to LNAA guidelines within the work order system.
- Use diagnostic and test equipment for trade; proficiency with hand tools, power tools, and testing devices.
- Work independently and lead other maintenance personnel in accomplishing necessary tasks as assigned.
- Perform additional duties as assigned.
- Optional: eligible to work the “on‑call” schedule, but must commit to a one‑year period.
- High School Diploma.
- Pass skill level testing administered by a contracted agency.
- Knowledge of Uniform Construction Codes.
- Minimum of five (5) years of experience; level of knowledge, skills, and abilities through education and/or experience.
- PC skills:
Word, Excel, Outlook, and other applicable computer programs. - Strong written, oral, and interpersonal skills.
- CDL License preferred.
- At least 18 years old.
- Knowledge of safety practices and procedures to perform facility repairs, including light duty carpentry, electrical, and plumbing.
- Wear provided uniforms (clean and presentable) and personal protective equipment.
- Maintain a valid driver’s license that meets insurance requirements.
- Available to work nights, weekends, and holidays as required.
- Successfully pass continual training, security, and employment requirements.
- Acceptable English language skills for speaking, reading, writing, and comprehension.
- Ability to regularly sit, stand, walk, reach with hands and arms, climb, balance; stoop, kneel, and crouch or crawl.
- Ability to work in a confined space.
- Ability to use hands and fingers to type, handle bags, boxes, objects, or controls.
- Ability to lift and/or move up to 50 pounds unassisted and occasionally lift up to 99 pounds with assistance.
- Vision abilities including close, distance, color, and peripheral vision and depth perception; ability to adjust focus.
- Sufficient auditory ability to decipher telephone/radio communications, interact with the public and others, hear alarms and vehicle/warning signals.
- Tolerate exposure to noise levels up to 150 decibels at times; hearing protection is provided and optional.
- Willingness to work in inclement weather, including extreme cold and warm temperatures.
