The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet Range Water's standards for cleanliness, appearance, safety, and overall functionality.

• Completes assigned work orders generated from resident requests for service within 24 to 48 hours, diagnoses the source of the defect, and makes repairs in accordance with established policies, safety standards, and code requirements.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by performing pre-move-out inspections, creating a “punch” list of maintenance work, scheduling vendors and contractors as needed, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
• Supports cost-cutting and expense control by fixing rather than replacing parts when possible, and by using tools and materials efficiently.
• Follows procedures for accessing materials, supplies, equipment, and tools from the property’s maintenance shop by tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion so service requests can be properly documented and tracked.
• May periodically inspect work performed by contractors, vendors, and other service providers to verify quality and scope meet standards and specifications.
• Complies with Range Water Residential’s safety and risk-management policies by attending routine safety meetings, completing required OSHA and safety related training, and reporting accidents and incidents promptly and accurately.
• Demonstrates customer service skills by treating residents with respect, interfacing with residents and the service team, answering questions, addressing complaints, and completing assigned work orders with efficiency and urgency.
• Assists in conducting routine property inspections to identify safety and risk management concerns and communicate needs to management.
• Other duties as assigned.

Schedule:

40 hours in a regular work week. Typical site hours may vary by site.

• Monday – Friday: 9am – 6pm
• Saturday: 10am – 5pm
• Sunday: 1pm – 5pm

• Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
• Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
• Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.

Education and Experience

• Education:
  
  High School Diploma or GED Equivalent
• Experience Preferred: 1-3 years of apartment maintenance experience or equivalent preferred.

Advanced

Skills:

Communication and Delivery Skills with ability to connect to people at all levels.

Computer

Skills:

Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi and/or One Site).

  Maintenance Technicians must have EPA certifications Type I and II or Universal for refrigerant recycling as well as all certifications required by State and Local jurisdictions.

• Weights:
  Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.
• Mobility:
  The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
• Travel:
  Routine local travel may be required to run business-related errands; non-local travel may be required for business-related responsibilities.
