Description

CLK Multifamily Management is seeking a skilled
Maintenance Technician II
to join our apartment community team. This position is responsible for diagnosing, repairing, and maintaining apartment homes, building systems, and community amenities. Maintenance Technician II performs a variety of maintenance tasks, including HVAC service, plumbing, electrical, appliance repair, carpentry, and general property maintenance while delivering excellent service to residents and supporting the overall success of the community.

This role requires an active
EPA Section 608 Certification
and the ability to perform HVAC troubleshooting, repairs, and preventative maintenance.

Essential Duties and Responsibilities-(not all listed)

Maintenance & Repairs

  • Perform maintenance repairs in occupied and vacant apartment homes.
  • Diagnose and repair HVAC systems, including troubleshooting heating and cooling issues.
  • Repair and maintain appliances, plumbing systems, electrical components, and fixtures.
  • Complete work orders accurately and timely.
  • Perform preventative maintenance on building systems and equipment.
  • Assist with apartment make-readies and quality inspections.
  • Maintain community amenities and common areas.

HVAC & EPA Responsibilities

  • Perform HVAC service, maintenance, and troubleshooting.
  • Diagnose and repair heating and air conditioning systems.
  • Handle refrigerants in accordance with EPA regulations.
  • Maintain compliance with all federal, state, and local environmental requirements.
  • Assist in monitoring HVAC performance and identifying opportunities for repair or replacement.

Property Appearance & Safety

  • Maintain the physical appearance and safety of the community.
  • Identify and report safety concerns or maintenance deficiencies.
  • Participate in emergency maintenance response and after-hours on-call rotation as required.
  • Maintain tools, equipment, and work areas in a clean and safe manner.

Resident Service

  • Provide prompt, professional, and courteous service to residents.
  • Communicate repair needs and work completion status effectively.
  • Promote positive resident experiences through quality workmanship and customer service.

Team Support

  • Work closely with the Maintenance Supervisor and Property Manager to prioritize repairs and property needs.
  • Assist with training and mentoring less experienced maintenance staff as appropriate.
  • Support team efforts to meet property occupancy, retention, and maintenance goals.
  • Participate in emergency on-call rotations.
  • Use property management software and mobile apps to log work orders and manage inv
  • Demonstrate practical judgment and basic proficiency in using:
    • Property management software
    • Mobile applications
    • Digital tools for logging work orders, updating records, and managing inventory
  • Communicate clearly and professionally using correct language and grammar in:
    • Emails
    • Online platforms
    • Written documentation
    • Resident interactions and staff coordination

Work Hours

  • Minimum of
    40 hours per week
  • On-call rotation for
    emergencies- more information at the time of interview.

Tools & Equipment

Must be skilled in the safe use and maintenance of:

  • Hand Tools: wrenches
    , hammers, saws, snips, etc.
  • User-Moved Aids: dollies
    , hand trucks, ladders, hoists
  • Mechanical Equipment: motors
    , pumps, compressors, augers
  • Measuring Devices: voltmeters
    , gauges, pH tests, calipers

Physical Requirements

  • Frequent lifting (25–75 lbs); occasional lifting (75–150 lbs)
  • Rare lifting over 150 lbs (with assistance)
  • Frequent grasping, reaching, pushing/pulling
  • Strong vision and hearing required for documentation and diagnostics
  • Must be able to work in confined spaces and awkward positions
