Position Overview
We are seeking a Project Delivery Director to lead data center projects from formal handoff by the Site Origination team through construction, commissioning, customer acceptance, and turnover to Operations.
The Project Delivery Director is the single point of accountability for delivering a fully operational, customer-ready data center safely, on schedule, within approved budget, and in accordance with the company’s technical, commercial, and operational requirements.
The role begins once a site has passed the company’s origination and investment criteria and has been approved to move into active development. From that point forward, the Project Delivery Director owns the integrated delivery of the project across design, engineering, utilities, permitting, procurement, construction, commissioning, customer coordination, and operational turnover.
This is a hands‑on leadership role requiring both strategic oversight and the ability to drive execution across multiple projects, consultants, contractors, utilities, vendors, and internal teams.
Projects will typically range from 25 MW to 100+ MW, including AI/HPC, high-density compute, and mission‑critical data center infrastructure.
Key Responsibilities- Own end-to-end project delivery from Site Origination handoff through commissioning and turnover to Operations.
- Develop and manage the overall project execution plan, including schedule, budget, milestones, resources, risks, and critical dependencies.
- Lead and coordinate cross-functional teams across Engineering, Construction, Energy/Power, Procurement, Finance, Legal, Operations, and external consultants.
- Oversee contractors, consultants, and major vendors to ensure projects remain aligned with technical, schedule, budget, quality, and safety requirements.
- Drive resolution of project issues and risks, including schedule delays, cost variances, design conflicts, utility dependencies, and scope changes.
- Manage project financial performance and controls, including budgets, forecasts, committed costs, contingency, and cost-to-complete.
- Maintain the integrated project schedule, with particular focus on utilities, long-lead equipment, energization, construction completion, and commissioning.
- Lead commissioning and operational readiness, ensuring the facility is fully tested, documented, and ready for acceptance.
- Serve as the senior delivery interface with customers, contractors, utilities, and key project stakeholders.
- Provide executive reporting on project status, schedule, budget, risks, and Ready-for-Service dates.
- Build scalable project delivery processes and teams as the company’s development pipeline grows.
- Lead design and development from site handoff through construction-ready documentation, ensuring technical, customer, and operational requirements are met.
- Coordinate power, water, fiber, and site infrastructure to support project schedule, energization, and Ready-for-Service milestones.
- Oversee contractors, vendors, construction execution, and long‑lead procurement with focus on safety, quality, cost, and schedule.
- Manage project budget, schedule, risk, forecasts, and change control, and drive corrective action where required.
- Lead commissioning, testing, documentation, and final turnover to ensure the facility is ready for customer and Operations acceptance.
- Serve as the senior project-delivery interface for customers and key stakeholders. Lead major project reviews, communicate schedule, budget, risks, technical decisions, and required actions, and ensure customer commitments are translated into executable project requirements.
- Lead the project delivery team, establish accountability and standards, and build scalable delivery processes as the portfolio grows.
Establish standardized project-management systems and reporting across the portfolio.
