Description
PHD Services is seeking a dependable and hands-on Building Maintenance Technician to support customer-owned off-campus apartment properties. This role is responsible for maintaining apartment units, common areas, and building systems to ensure properties remain clean, safe, and move-in ready for residents.
The ideal candidate will be comfortable working independently, handling a variety of maintenance tasks, and responding to day-to-day property needs.
Schedule and Work Environment:- Monday through Friday day shift.
- On-call responsibilities for emergency maintenance situations.
- Primarily works at apartment properties and residential units.
- Combination of indoor and outdoor work in varying weather conditions.
- Perform miscellaneous maintenance and repair work throughout apartment units and common areas.
- Complete painting, drywall patching, caulking, and minor carpentry repairs.
- Troubleshoot and repair basic plumbing, electrical, and mechanical issues.
- Change and install water heaters as needed.
- Maintain, inspect, and perform minor repairs on HVAC systems, including air conditioning and furnace units.
- Prepare vacant apartments for new tenants by completing clean-up, repairs, painting, and touch-up work.
- Maintain cleanliness and appearance of hallways, stairwells, laundry rooms, storage spaces, and exterior common areas.
- Remove debris, dispose of trash, and assist with general property clean-up.
- Coordinate with management regarding larger repair needs or contractor support.
- Respond to maintenance requests in a timeline and professional manner.
- Participate in a minimal on-call rotation for urgent after-hours maintenance issues.
- Follow all company safety procedures and maintain a clean, organized work environment.
- 2+ years of experience in building maintenance, facilities, handyman work, or related trade preferred.
- Basic knowledge of plumbing, electrical, HVAC, carpentry, and painting.
- Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
- Strong troubleshooting and problem-solving skills.
- Ability to work independently and manage priorities across multiple properties and/or work orders.
- Good communication and customer service skills.
- Valid driver's license and reliable transportation preferred.
- Ability to lift up to 50 pounds and perform physical tasks including bending, climbing, kneeling, and standing for extended periods.
